居住區(qū)景觀效果實(shí)現(xiàn)與成本控制管理研究

【摘要】:房地產(chǎn)大潮推動(dòng)了中國(guó)住宅產(chǎn)業(yè)的高速發(fā)展,隨著人們生活水平和認(rèn)識(shí)水平的提高,創(chuàng)造宜人的住宅環(huán)境成為居住區(qū)景觀的發(fā)展趨勢(shì)。隨著市場(chǎng)的逐漸成熟,房地產(chǎn)景觀開(kāi)始回歸理性,運(yùn)用合理的景觀元素創(chuàng)造經(jīng)濟(jì)、合宜的居住區(qū)景觀,并在后續(xù)工作中保證該設(shè)計(jì)效果的實(shí)現(xiàn),不僅僅是設(shè)計(jì)人員關(guān)心的內(nèi)容,,也是房地產(chǎn)設(shè)計(jì)管理人員不斷探討、關(guān)注的問(wèn)題。本文在這一背景下,針對(duì)房地產(chǎn)開(kāi)發(fā)中居住區(qū)景觀的設(shè)計(jì)管理工作進(jìn)行研究,探求實(shí)現(xiàn)居住區(qū)景觀效果與成本控制之平衡的方法。 本文以限額設(shè)計(jì)與價(jià)值工程理念為理論基礎(chǔ),首先在對(duì)景觀成本和景觀效果進(jìn)行梳理的基礎(chǔ)上,構(gòu)筑起由景觀項(xiàng)目總體成本——分區(qū)成本——組件成本形成的目標(biāo)成本體系,并將此目標(biāo)成本作為設(shè)計(jì)條件之一,在設(shè)計(jì)階段進(jìn)行良好的控制;同時(shí)通過(guò)實(shí)際案例分析分類成本對(duì)景觀總體成本及景觀效果的影響,并加以總結(jié),以此作為設(shè)計(jì)管理者權(quán)衡成本與效果之間關(guān)系的參考。 而后,在既定的目標(biāo)成本的控制下,提出提升景觀價(jià)值的基本途徑,并通過(guò)一系列的設(shè)計(jì)和管理上的實(shí)用技巧,探求更好地實(shí)現(xiàn)居住區(qū)景觀效果的方法,并例舉兩個(gè)具體的景觀工程案例,對(duì)二者在景觀效果實(shí)現(xiàn)和成本控制管理中采用的方法和取得的成效進(jìn)行詳細(xì)的分析比較,找出其在設(shè)計(jì)管理執(zhí)行過(guò)程中的優(yōu)缺點(diǎn),結(jié)合文中所所提的理念和方法,提出改進(jìn)建議。 最后,對(duì)本文的研究成果進(jìn)行了總結(jié),提出了研究中的不足。
[Abstract]:The spring tide of real estate has promoted the rapid development of China's housing industry. With the improvement of people's living standard and understanding level, creating a pleasant residential environment has become the development trend of residential landscape. Real estate landscape began to return to rationality, using reasonable landscape elements to create economic, suitable residential landscape, and in the follow-up work to ensure the realization of the design effect, not only is the designer concerned about the content, Under this background, this paper studies the design and management of residential landscape in real estate development. To explore the method of achieving balance between landscape effect and cost control of residential area. Based on the concept of quota design and value engineering, this paper firstly combs the landscape cost and landscape effect, and constructs the target cost system, which is formed by the total cost of landscape project, the cost of partition and the cost of component. As one of the design conditions, the target cost is well controlled in the design stage, and the impact of the classification cost on the overall cost and the landscape effect is analyzed and summarized through practical cases. This is used as a reference for design managers to weigh the relationship between cost and effect. Then, under the control of the established target cost, the paper puts forward the basic way to enhance the landscape value, and through a series of practical skills in design and management, it explores the method to better realize the landscape effect of residential area. Two concrete cases of landscape engineering are illustrated, and the methods and results in landscape effect realization and cost control management are analyzed and compared in detail, and their advantages and disadvantages in the process of design management are found out. Combined with the ideas and methods proposed in the paper, suggestions for improvement are put forward. Finally, the research results of this paper are summarized, and the shortcomings of the research are put forward.
