【摘要】：在我國(guó)嚴(yán)峻老齡化的背景下，一些低密度的老年住宅項(xiàng)目應(yīng)運(yùn)而生。低密度住宅本身具有適合老年人居住的條件，但目前的適老化設(shè)計(jì)存在很大誤區(qū)，如對(duì)于老年人的生活和使用情況不做考慮，或只將養(yǎng)老養(yǎng)生作為銷(xiāo)售賣(mài)點(diǎn)�；谶@些現(xiàn)象，本文將研究對(duì)象定位于低密度住宅套型的適老化設(shè)計(jì)上，具體而言，包含養(yǎng)老社區(qū)和普通社區(qū)的新建和可改造的套型。 首先，通過(guò)文獻(xiàn)和案例研究，分析和歸納了國(guó)外在低密度老年住宅產(chǎn)品選擇上的關(guān)注點(diǎn)，以及在套型設(shè)計(jì)上的特點(diǎn)和規(guī)律。 其次，利用調(diào)研觀察的方法，具體描述了低密度住宅中的老年人居住需求，并與目前低密度老年住宅的普遍情況進(jìn)行了對(duì)比，得出建設(shè)現(xiàn)狀在產(chǎn)品類(lèi)型選擇與套型設(shè)計(jì)上所存在的問(wèn)題。 然后，以我國(guó)北方及中部地區(qū)為例，對(duì)現(xiàn)有各類(lèi)低密度住宅產(chǎn)品進(jìn)行了適老化等級(jí)評(píng)價(jià)和產(chǎn)品選擇建議。探討了適老化和改造后可適老的套型設(shè)計(jì)要點(diǎn)，主要包括樓電梯的位置，起居、臥室、衛(wèi)生間的位置，動(dòng)線和視線的聯(lián)系，公共交流空間的設(shè)置等方面。而后做出套型設(shè)計(jì)示例，，將以上設(shè)計(jì)要點(diǎn)應(yīng)用于典型低密度住宅的套型設(shè)計(jì)中。 最后，通過(guò)對(duì)一養(yǎng)老社區(qū)——長(zhǎng)沙華盛國(guó)際健康城，和一普通社區(qū)——北京星河城C3、C4地塊的住宅套型設(shè)計(jì)，結(jié)合項(xiàng)目的具體情況，對(duì)低密度住宅套型的適老化設(shè)計(jì)做出可能性的探索和實(shí)踐。
[Abstract]:Under the background of austere aging in our country, some low-density housing projects have emerged as the times require. The low-density housing has its own living conditions suitable for the elderly, but there is a great misunderstanding in the current design of aging. If the life and use of the elderly are not considered, or only old-age health is taken as the selling point. Based on these phenomena, this paper focuses on the aging design of the low-density housing suite. New and reconfigurable sets that include both the pension community and the general community. First of all, through the literature and case studies, this paper analyzes and sums up the attention of the foreign countries on the choice of low-density old housing products, as well as the characteristics and rules of the suite design. Secondly, by using the method of investigation and observation, the paper describes the living needs of the elderly in the low-density residence, and compares it with the general situation of the low-density residential housing at present. The problems existing in product type selection and suite design are obtained. Then, taking the northern and central regions of China as an example, this paper evaluates the existing low-density residential products for the appropriate aging grade and suggests the selection of the products, and probes into the key points of the suitable aging and retrofit design of the suite. It mainly includes the position of elevator, living room, bedroom, bathroom, the connection of line of sight and line of sight, the setting of public communication space, etc. The above design points are applied to the sleeve design of typical low density housing. Finally, through the residential suite design of a pension community, Changshahuasheng International Health City, and an ordinary community, Beijing Xinghe City, C3HU C4 plot, combined with the specific conditions of the project, Explore and practice the possibility of the suitable aging design of the low density housing suite.
