【摘要】：伴隨我國的城市化進(jìn)程進(jìn)入高速發(fā)展時期，城市的住房供應(yīng)體系所承受的壓力也與日俱增。鑒于我國城市低收入群體的消費能力與商品住宅價格的巨大差異，保障性住房作為我國住房供應(yīng)體系的重要組成部分，對于我國的城市化發(fā)展及社會、經(jīng)濟(jì)的穩(wěn)定具有重要意義。然而，對于經(jīng)濟(jì)適用住房（保障性住房體系中面向中低收入家庭的部分）的規(guī)劃與設(shè)計，相關(guān)的研究及理論并不豐富，，對于這一特別的住宅類型缺乏具體可操作的指導(dǎo)和定位。 本文以北京市通州區(qū)工具廠經(jīng)濟(jì)適用住房為研究對象，通過對國內(nèi)外經(jīng)濟(jì)適用住房的設(shè)計原則及要點進(jìn)行分析，歸納出該類住房的設(shè)計思路及具體對策。 首先，詳細(xì)闡述我國經(jīng)濟(jì)適用住房的產(chǎn)生、發(fā)展的背景以及國內(nèi)外對于此類住宅的相關(guān)理論與實踐。并對此次研究進(jìn)行設(shè)計，找出一條切實可行的研究路線。 其次，對設(shè)計任務(wù)、經(jīng)濟(jì)適用住房的定位、設(shè)計要點、受眾人群以以及本項目的概況進(jìn)行全面的認(rèn)識，為其后的設(shè)計工作提供指導(dǎo)和依據(jù)。 隨后，對經(jīng)濟(jì)適用住房的平面設(shè)計進(jìn)行分析研究。就戶型配置、套內(nèi)設(shè)計、套型整合等方面歸納總結(jié)現(xiàn)有的理論與實踐成果，將最能同時滿足經(jīng)濟(jì)性與適用性的模式結(jié)合項目具體情況，應(yīng)用于本項目的平面設(shè)計工作中。 而后，對經(jīng)濟(jì)適用住房的立面設(shè)計進(jìn)行分析研究。就建筑高度、外墻開窗、色彩配置等方面歸納總結(jié)現(xiàn)有的理論與實踐成果，結(jié)合工程中的各種限制因素及法律法規(guī)，總結(jié)出適用于本項目情況及特性的設(shè)計方式，并應(yīng)用于立面設(shè)計工作中。 最后，對我國經(jīng)濟(jì)適用住房的規(guī)劃與設(shè)計提出建議，為我國未來經(jīng)濟(jì)適用住房的發(fā)展提供參考和借鑒。
[Abstract]:With the rapid development of urbanization in China, the urban housing supply system is under increasing pressure. In view of the huge differences between the consumption capacity of low-income groups and the price of commercial housing in China. As an important part of China's housing supply system, affordable housing is of great significance to the development of urbanization and social and economic stability in China. For affordable housing (affordable housing system for low-income families in the part) planning and design, the relevant research and theory is not rich. For this particular type of residential lack of specific operational guidance and positioning. This paper takes the economic housing of tools factory in Tongzhou District of Beijing as the research object, through the analysis of the design principles and main points of the affordable housing at home and abroad, sums up the design ideas and concrete countermeasures of this kind of housing. First of all, the production of affordable housing in China, the background of its development and the relevant theories and practices of this kind of housing at home and abroad are described in detail. And the design of this research is carried out. Find out a feasible research route. Secondly, the design task, the positioning of affordable housing, the key points of design, the audience and the general situation of the project are comprehensively understood, which provides guidance and basis for the design work. Then, the plane design of affordable housing is analyzed and studied. The existing theoretical and practical results are summarized in the aspects of household configuration, interior design and integration. The model which can satisfy both economy and applicability is applied to the graphic design of the project. Then, the facade design of affordable housing is analyzed and studied. The existing theoretical and practical results are summarized in the aspects of building height, exterior wall window opening, color allocation and so on. Combined with all kinds of limitation factors and laws and regulations in the project, the design methods suitable for this project are summarized and applied to the facade design. Finally, some suggestions on the planning and design of affordable housing in China are put forward, which can be used as reference for the future development of affordable housing in China.
