【摘要】：隨著我國經(jīng)濟(jì)發(fā)展迅速,廣大人民的收入也有了很大的提高,經(jīng)濟(jì)的高速發(fā)展,使人民對(duì)生活水平有了更高的要求。除了對(duì)住房本身的品質(zhì)有更高的要求,對(duì)相應(yīng)的小區(qū)物業(yè)管理的服務(wù)和管理要求也越來越高,傳統(tǒng)的物業(yè)管理模式工作復(fù)雜,效率低,以網(wǎng)絡(luò)技術(shù)為基礎(chǔ)的信息化管理將取代傳統(tǒng)的物業(yè)管理,成為當(dāng)代物業(yè)管理的主流趨勢(shì)。如今小區(qū)管理產(chǎn)生的數(shù)據(jù)量逐年增大,管理工作涉及面也越來越廣,小區(qū)住戶對(duì)小區(qū)物業(yè)公司服務(wù)的要也逐年增大,所以就要求小區(qū)物業(yè)管理水平不斷提高,使得傳統(tǒng)的小區(qū)物業(yè)管理工作難度和壓力逐年增大。而目前部分小區(qū)的管理工作還是按照傳統(tǒng)的手工或簡單的辦公自動(dòng)化工具來對(duì)管理信息生成數(shù)據(jù)和相關(guān)資料進(jìn)行管理,顯然傳統(tǒng)的管理方式已然不能滿足如今小區(qū)管理工作的實(shí)際需求。如何使小區(qū)物業(yè)管理工作程序規(guī)范,做到操作流程清晰、簡便,如何做到方便快捷的物業(yè)管理工作,是所有小區(qū)都需要解決的問題。為了解決這些問題,本論文設(shè)計(jì)、開發(fā)了一套基于WEB平臺(tái)和android平臺(tái)的小區(qū)物業(yè)管理系統(tǒng)。本系統(tǒng)主要包括公告管理模塊,報(bào)修服務(wù)模塊,收費(fèi)管理模塊,物管人員模塊,系統(tǒng)管理模塊,短信通知模塊六大功能板塊,基本囊括了小區(qū)管理的工作范疇,可達(dá)到小區(qū)物業(yè)公司實(shí)現(xiàn)信息化管理的要求。本系統(tǒng)能夠?qū)崿F(xiàn)物業(yè)管理的信息化,規(guī)范化,無紙化,為小區(qū)物業(yè)管理提供有力的支撐,具有較強(qiáng)的實(shí)際應(yīng)用價(jià)值。
[Abstract]:With the rapid economic development of our country, the income of the broad masses of the people has also been greatly improved. The rapid economic development has made the people have higher demands on the standard of living. Besides, they have higher demands on the quality of housing itself. The service and management requirements of the corresponding residential property management are also becoming higher and higher. The traditional property management mode is complex and inefficient. The information management based on network technology will replace the traditional property management. It has become the mainstream trend of contemporary property management. Nowadays, the amount of data generated by residential area management is increasing year by year, and the management work is also more and more extensive, and the residential residents' service to the residential property companies is also increasing year by year. Therefore, it is required that the level of property management in the residential area be continuously improved. The difficulty and pressure of the traditional residential property management is increasing year by year. At present, the management of some residential areas is still based on the traditional manual or simple office automation tools to generate data and related data management information. It is obvious that the traditional management method can no longer meet the actual needs of community management. How to standardize the working procedure of residential property management, how to make the operation flow clear, simple and convenient, how to do the property management work conveniently and quickly, In order to solve these problems, this paper designs and develops a set of residential property management system based on WEB platform and android platform. The charge management module, the property management personnel module, the system management module, the SMS notification module, six functional blocks, basically include the working scope of the community management. The system can realize the informationization, standardization and paperless of the property management, which can provide strong support for the residential property management, and has a strong practical application value.
