【摘要】：各地現(xiàn)行分?jǐn)偼恋厥褂脵?quán)面積計算方法各不相同。如何建立等量建筑面積得到等量分?jǐn)偼恋厥褂脵?quán)面積,或以等量建筑物價值得到等量分?jǐn)偼恋厥褂脵?quán)面積成為不動產(chǎn)統(tǒng)一登記后不可回避的難題。據(jù)此,收集了上海、青島、成都的現(xiàn)行做法,研究了集中采用的土地使用權(quán)面積分?jǐn)偡椒?對分?jǐn)傠y點(diǎn)問題,如裙樓、過街樓等復(fù)雜結(jié)構(gòu)的建筑物分?jǐn)偼恋厥褂脵?quán)面積方法進(jìn)行了剖析。
[Abstract]:The methods for calculating the area of the land use right are different in different places. How to establish the same amount of building area to get the same amount of land use right area, Or using the same amount of building value to share the area of land use right becomes an unavoidable problem after the unified registration of real estate. Based on this, the current practices in Shanghai, Qingdao and Chengdu are collected. In this paper, the area allocation method of land use right is studied, and the difficult problems of allocation are analyzed, such as apportion of land use right area of buildings with complex structure, such as skirt building, street building and so on.
