【摘要】:隨著市場(chǎng)經(jīng)濟(jì)的快速發(fā)展,土地交易市場(chǎng)不斷壯大,土地估價(jià)對(duì)經(jīng)濟(jì)有序發(fā)展的重要性也日益突顯。宗地評(píng)估是一項(xiàng)繁瑣且專業(yè)性很強(qiáng)的業(yè)務(wù),傳統(tǒng)的土地估價(jià)工作存在著主觀性強(qiáng)、效率低、信息處理能力差等缺點(diǎn)。且宗地本身具有明顯的空間特征,相關(guān)數(shù)據(jù)具有明顯的區(qū)域性和空間性,依靠落后的估價(jià)方式和信息管理手段的手工作業(yè)式估價(jià),已難以滿足日益繁重的業(yè)務(wù)需要。然而,越來(lái)越大眾化的GIS,為解決此類問(wèn)題提供了技術(shù)上的可能。因此,本文對(duì)建立基于GIS的宗地估價(jià)管理信息系統(tǒng)進(jìn)行了深入探討,以期通過(guò)GIS強(qiáng)大的空間數(shù)據(jù)及屬性數(shù)據(jù)處理、分析、管理能力來(lái)解決目前估價(jià)業(yè)務(wù)中存在問(wèn)題。 本文在宗地估價(jià)信息系統(tǒng)理論研究的基礎(chǔ)上,對(duì)基于GIS的宗地估價(jià)管理信息系統(tǒng)進(jìn)行了定義,并構(gòu)建了GIS支持下的宗地估價(jià)業(yè)務(wù)流程模型、估價(jià)方法自動(dòng)化選擇模型等專業(yè)估價(jià)模型。在此基礎(chǔ)上,本文以組件式GIS技術(shù)、空間數(shù)據(jù)庫(kù)技術(shù)、軟件開(kāi)發(fā)技術(shù)等系統(tǒng)開(kāi)發(fā)技術(shù),作為系統(tǒng)的技術(shù)支持,進(jìn)行系統(tǒng)開(kāi)發(fā)。本系統(tǒng)以Visual Studio2008為開(kāi)發(fā)平臺(tái),以C#為編程語(yǔ)言;并采用SQL Server2005關(guān)系型數(shù)據(jù)庫(kù)存儲(chǔ)相關(guān)的空間數(shù)據(jù)與屬性數(shù)據(jù),建立了宗地估價(jià)空間數(shù)據(jù)庫(kù)。 本系統(tǒng)最主要的作用就是利用GIS手段輔助宗地估價(jià),提高宗地估價(jià)的效率,提升估價(jià)結(jié)果的準(zhǔn)確性及客觀性。具體包括:利用GIS的數(shù)據(jù)采集和管理功能,組織和管理宗地估價(jià)過(guò)程中涉及到各類數(shù)據(jù);利用其空間分析功能選取市場(chǎng)比較案例及測(cè)量空間地物距離;利用其空間查詢功能,實(shí)現(xiàn)宗地屬性數(shù)據(jù)和空間數(shù)據(jù)的查詢及可視化表達(dá)。除輔助估價(jià)功能外,系統(tǒng)還具備歷史估價(jià)項(xiàng)目、估價(jià)模型、市場(chǎng)比較案例、基準(zhǔn)地價(jià)成果更新等管理功能,以便用戶對(duì)不同類型、不同來(lái)源、不同時(shí)期的估價(jià)數(shù)據(jù)進(jìn)行統(tǒng)一的管理,為估價(jià)工作提供的數(shù)據(jù)支持。經(jīng)過(guò)以南京市某宗工業(yè)用地為例進(jìn)行的系統(tǒng)實(shí)踐證明,本系統(tǒng)能夠規(guī)范宗地估價(jià)流程,實(shí)現(xiàn)宗地價(jià)格評(píng)估自動(dòng)化及估價(jià)信息統(tǒng)一管理的功能。
[Abstract]:With the rapid development of market economy, the land market expansion, land valuation on the importance of the orderly development of economy are also increasingly prominent. Land evaluation is a complicated and highly professional service, the traditional land valuation are subjective, low efficiency, information processing ability and parcel itself has shortcomings. The spatial characteristics, regional and space related data has obvious, manually backward valuation methods and information management means the valuation has been difficult to meet the increasingly heavy business needs. However, more and more popular GIS, it provides technical possibility for solving this kind of problems. Therefore, this paper to establish the GIS evaluation management information system based on in-depth discussion by the powerful GIS spatial data and attribute data processing, analysis, management ability to solve the current valuation industry There are problems in business.
In this paper the land appraisal information system based on the theoretical research, the management information system based on the GIS valuation parcel is defined, and the construction of the GIS under the support of the evaluation model of the business process, automation and other professional valuation methods choice model evaluation model. On this basis, based on the component GIS technology, spatial database technology, software the development of technology and system development technology, the system as the technical support system is developed. This system uses Visual Studio2008 as development platform, using C# as the programming language; and the SQL Server2005 relational database storage number of spatial data and attribute data, established to estimate spatial database.
This system is the most important auxiliary evaluation by means of GIS, improve the efficiency of land appraisal, enhance the accuracy and objectivity of appraisal results. Including: the use of data acquisition and management function of GIS, the organization and management of the land appraisal process involves all types of data; analysis function to select the market comparison case and measuring spatial distance using the query space; using the functions of space, query and visualization of the spatial data and attribute data expression. In addition to estimate functions, the system also has the historical valuation, valuation model, market comparison case, the datum land price update management function, so that users of different types, different sources, valuation data in different periods the unified management, to provide data support for valuation work. After taking a industrial land as an example of Nanjing city system It is proved that the system can standardize the process of the estate appraisal and realize the function of the automation of the price assessment and the unified management of the information of the price.
