【摘要】:房地產(chǎn)業(yè)作為我國國民經(jīng)濟(jì)的支柱產(chǎn)業(yè),帶動著相關(guān)行業(yè)的迅猛發(fā)展。房地產(chǎn)業(yè)的發(fā)展已經(jīng)成為我國政府、房地產(chǎn)開發(fā)商、居民和專家學(xué)者高度關(guān)注的重點和熱點問題。2012年黨的十八大提出了新要求,實現(xiàn)到2020年全面建成小康社會的宏偉目標(biāo),其中住有所居是其重要內(nèi)容。在此期間仍是房地產(chǎn)業(yè)發(fā)展的重要時期,新增住房及改善性住房需求將會持續(xù)增加。在需求增加的同時,房地產(chǎn)業(yè)也要根據(jù)新型城鎮(zhèn)化的發(fā)展要求,調(diào)整住房需求結(jié)構(gòu)。2013年2月李克強(qiáng)總理指出,打好新一輪棚戶區(qū)改造攻堅戰(zhàn),是破除城市二元結(jié)構(gòu)的關(guān)鍵舉措。棚戶區(qū)改造給房地產(chǎn)業(yè)帶來了市場需求。新型城鎮(zhèn)化給房地產(chǎn)業(yè)帶來機(jī)遇的同時,需要房地產(chǎn)業(yè)在保障性住房建設(shè)政策導(dǎo)向下,定位市場的真實需求。 沈陽經(jīng)濟(jì)區(qū)作為一個區(qū)域經(jīng)濟(jì)共同體,房地產(chǎn)業(yè)影響著區(qū)域經(jīng)濟(jì)的發(fā)展水平,房地產(chǎn)業(yè)發(fā)展差距過大影響區(qū)域經(jīng)濟(jì)的健康發(fā)展。沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)經(jīng)過多年的快速發(fā)展,房地產(chǎn)業(yè)已經(jīng)形成了一定規(guī)模。目前,房地產(chǎn)業(yè)處于轉(zhuǎn)型發(fā)展階段,需要適當(dāng)調(diào)整房地產(chǎn)業(yè)結(jié)構(gòu),在此過程中也存在諸多問題,,亟待解決。因此,為使沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)得到健康快速的發(fā)展,對沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)的發(fā)展現(xiàn)狀進(jìn)行分析是非常必要的。 本文通過運用SPSS聚類分析等方法,對沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)的發(fā)展進(jìn)行了實證研究。文章共分為七個部分。第一,闡述了研究沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)的背景及意義、概述了研究內(nèi)容及框架。第二,該部分包括國內(nèi)外房地產(chǎn)業(yè)研究綜述及與文章相關(guān)的區(qū)域經(jīng)濟(jì)和房地產(chǎn)業(yè)的理論基礎(chǔ)。第三,從開發(fā)、投資及銷售三個方面對沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)的發(fā)展現(xiàn)狀進(jìn)行分析。第四,對沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)的區(qū)域差異進(jìn)行分析。第五,對形成沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)區(qū)域差異的形成因素進(jìn)行實證分析,運用主成分分析法找出主要的形成因素,通過回歸分析進(jìn)一步分析形成因素的擬合狀況。第六,關(guān)于國外房地產(chǎn)業(yè)區(qū)域發(fā)展的經(jīng)驗借鑒。最后,提出促進(jìn)沈陽經(jīng)濟(jì)區(qū)房地產(chǎn)業(yè)綜合協(xié)調(diào)健康發(fā)展的對策及建議。
[Abstract]:As the pillar industry of our national economy, real estate industry is driving the rapid development of related industries. The development of real estate industry has become our government, real estate developers. Residents and experts and scholars pay close attention to the key and hot issues. In 2012, the 18 National Congress of the Party put forward new requirements to achieve the grand goal of building a well-off society in an all-round way by 2020. Housing is its important content. In this period is still an important period of real estate development, new housing and improved housing demand will continue to increase. At the same time, the demand will increase. The real estate industry also needs to adjust the structure of housing demand according to the development of new urbanization. In February 2013 Premier Li Keqiang pointed out that a new round of shantytown reconstruction battle. Shantytown transformation has brought the market demand to the real estate industry. The new urbanization has brought the opportunity to the real estate industry at the same time. The real estate industry needs to position the real demand of the market under the guidance of the housing construction policy. Shenyang Economic Zone as a regional economic community, the real estate industry affects the level of regional economic development. The development gap of real estate industry affects the healthy development of regional economy. After years of rapid development of real estate industry in Shenyang Economic Zone, the real estate industry has formed a certain scale. The real estate industry is in the stage of transformation and development, it is necessary to adjust the structure of the real estate industry properly, and there are many problems to be solved in the process. Therefore, in order to make the real estate industry of Shenyang Economic Zone develop healthily and rapidly. It is necessary to analyze the development of real estate industry in Shenyang Economic Zone. Through the use of SPSS cluster analysis and other methods, this paper makes an empirical study on the development of real estate industry in Shenyang Economic Zone. The article is divided into seven parts. First. This paper expounds the background and significance of studying the real estate industry in Shenyang Economic Zone, and summarizes the contents and framework of the research. This part includes the domestic and foreign real estate industry research review and related to the regional economy and the theoretical basis of the real estate industry. Third, from the development. Investment and sales of the real estate industry in Shenyang Economic Zone analysis of the status quo. 4th, the real estate industry in Shenyang Economic Zone analysis of regional differences. 5th. This paper makes an empirical analysis on the forming factors of the regional difference of real estate industry in Shenyang Economic Zone, finds out the main forming factors by principal component analysis, and further analyzes the fitting condition of the formation factors by regression analysis. 6th. Finally, the countermeasures and suggestions to promote the comprehensive coordination and healthy development of real estate industry in Shenyang Economic Zone are put forward.
