【摘要】：研究目的:建立房價與城鎮(zhèn)化之間關(guān)系的邏輯分析框架,探討不同類型房價對城鎮(zhèn)化的作用機理。研究方法:理論分析和面板數(shù)據(jù)模型相結(jié)合。利用2001—2012年中國28個省際面板數(shù)據(jù)模型進行了實證檢驗,并分為2001—2005年和2005—2012年前后兩個階段進行比較研究。研究結(jié)果:從整個時間跨度來說,住宅價格提高對城鎮(zhèn)化水平的提高起抑制作用,且后一階段影響更為顯著;商業(yè)用房價格對城鎮(zhèn)化發(fā)展起到促進作用,但顯著性不高,自東向西呈梯度增大趨勢;工業(yè)用房價格對城鎮(zhèn)化的影響較為復(fù)雜,前后階段出現(xiàn)了明顯變化,主要是由于后一階段工業(yè)用地市場化和產(chǎn)業(yè)梯度轉(zhuǎn)移的結(jié)果。研究結(jié)論:為實現(xiàn)中國新型城鎮(zhèn)化建設(shè)的重要任務(wù),需要控制住宅價格水平,商業(yè)用房價格無需過多關(guān)注。
[Abstract]:The purpose of this study is to establish the logical analysis framework of the relationship between house price and urbanization, and to explore the mechanism of different types of house price on urbanization. Research methods: the combination of theoretical analysis and panel data model. This paper uses 28 interprovincial panel data models from 2001 to 2012 in China to carry out empirical tests, and it is divided into two stages: 2001-2005 and 2005-2012, and a comparative study is carried out between 2001-2005 and 2005-2012. The research results: from the whole time span, the increase of housing price has a restraining effect on the improvement of urbanization level, and the later stage has a more significant impact; Commercial housing prices promote the development of urbanization, but the significance is not high, from east to west shows a gradient increase trend; The influence of the price of industrial house on urbanization is more complicated, and obvious changes have taken place in the pre-and post-stage, mainly because of the marketization of industrial land and the transfer of industrial gradient in the latter stage. Conclusion: in order to realize the important task of China's new urbanization construction, it is necessary to control the housing price level, and the commercial housing price does not need to pay too much attention.
