基于HEDONIC模型的濱海旅游地產(chǎn)價格影響因素研究

【摘要】:隨著國家政策對房地產(chǎn)業(yè)的調(diào)控,旅游房地產(chǎn)這一由房地產(chǎn)業(yè)和旅游業(yè)相互融合產(chǎn)生的邊緣性產(chǎn)業(yè)迎來了國內(nèi)的投資熱潮,國內(nèi)居民生活水平的提高以及對生活品質(zhì)提升的追求使得旅游房地產(chǎn)進入了大眾的視野,其中濱海旅游房地產(chǎn)頗受消費者青睞,因此對其價格影響因素進行研究無論是在理論還是實踐上都變得尤為必要。本文按照提出問題分析理論基礎(chǔ)構(gòu)建特征價格模型 實證研究得到結(jié)論的研究思路展開了研究,研究的主要內(nèi)容有以下幾點: (1)通過對Hedonic理論在國內(nèi)外發(fā)展情況、使用條件以及理論基礎(chǔ)等問題的梳理總結(jié),確定能否采用特征價格模型分析濱海旅游房地產(chǎn)的價格影響因素。 (2)選取濱海旅游房地產(chǎn)的價格特征指標(biāo)體系,構(gòu)建濱海旅游房地產(chǎn)的價格模型。結(jié)合國內(nèi)外研究成果,在綜合考慮三亞濱海旅游房地產(chǎn)各種影響因素的實際情況后,選取影響濱海旅游房地產(chǎn)價格的特征變量,構(gòu)建其價格特征的指標(biāo)體系,并得到特征價格的基本模型。 (3)確定濱海旅游房地產(chǎn)特征價格模型的最優(yōu)函數(shù)形式。以三亞38個濱海旅游房地產(chǎn)項目1583個樣本數(shù)據(jù)為例進行實證研究。運用SPSS18.0對樣本數(shù)據(jù)進行分析處理,比較線性模型、對數(shù)模型和半對數(shù)模型三種模型的統(tǒng)計結(jié)果,選取濱海旅游房地產(chǎn)特征價格模型的最佳函數(shù)形式。 (4)分析濱海旅游房地產(chǎn)的價格影響因素。借助得到的濱海旅游房地產(chǎn)的特征價格模型確定濱海旅游房地產(chǎn)價格的顯著性影響因素。 本文以特征價格模型的相關(guān)理論為基礎(chǔ),構(gòu)建出濱海旅游房地產(chǎn)的特征價格模型,并選取三亞濱海旅游房地產(chǎn)市場作為實例,最終確定了濱海旅游房地產(chǎn)特征價格模型的函數(shù)形式和主要價格影響因素。通過對以上幾個方面的問題研究,,最終得到了如下結(jié)論: (1)因濱海旅游房地產(chǎn)市場滿足特征價格模型的適用條件,故可以采用特征價格模型對濱海旅游房地產(chǎn)的價格進行研究。 (2)結(jié)合國內(nèi)外研究成果,篩選出影響濱海旅游房地產(chǎn)價格的14個特征變量,構(gòu)成了濱海旅游房地產(chǎn)的特征變量指標(biāo)體系。 (3)在對線性模型、半對數(shù)模型以及對數(shù)模型進行統(tǒng)計分析和檢驗對比的基礎(chǔ)上,確定了濱海旅游房地產(chǎn)特征價格模型的函數(shù)形式——對數(shù)模型,并得到了濱海旅游房地產(chǎn)的特征價格方程。 (4)確定了濱海旅游房地產(chǎn)價格的顯著性影響因素共有9個,分別為:建筑面積、項目升值潛力、海景品質(zhì)、配套設(shè)施、裝修程度、周邊旅游資源/景點數(shù)目、房齡、綠化率、容積率。
[Abstract]:With the regulation of the real estate industry by national policies, tourism real estate, a marginal industry produced by the integration of the real estate industry and the tourism industry, has ushered in a domestic investment boom. With the improvement of living standard and the pursuit of improving the quality of life, the tourism real estate has entered the public view, among which the coastal tourism real estate is favored by the consumers. Therefore, it is necessary to study the influencing factors of price both in theory and practice. In this paper, according to the theoretical basis of problem analysis, the conclusion of the empirical study of characteristic price model is studied. The main contents of the research are as follows: (1) through combing and summarizing the development of Hedonic theory at home and abroad, the conditions of use and the theoretical basis, etc. Determine whether the characteristic price model can be used to analyze the factors affecting the price of coastal tourism real estate. (2) select the price characteristic index system of coastal tourism real estate, and construct the price model of coastal tourism real estate. Combined with the domestic and foreign research results, after considering the actual situation of various influencing factors of the coastal tourism real estate in Sanya, this paper selects the characteristic variables that affect the price of the coastal tourism real estate, and constructs the index system of the price characteristics of the coastal tourism real estate. The basic model of characteristic price is obtained. (3) the optimal function of the characteristic price model of coastal tourism real estate is determined. Taking 38 coastal tourism real estate projects in Sanya as an example, 1583 sample data are taken as an example. The statistical results of linear model, logarithmic model and semi-logarithmic model are compared by using SPSS18.0 to analyze and process the sample data. Select the best function form of the characteristic price model of coastal tourism real estate. (4) analyze the influencing factors of the price of coastal tourism real estate. With the help of the characteristic price model of coastal tourism real estate, the significant factors affecting the price of coastal tourism real estate are determined. Based on the theory of characteristic price model, this paper constructs the characteristic price model of coastal tourism real estate, and selects Sanya Binhai tourism real estate market as an example. Finally, the function form and main price influencing factors of coastal tourism real estate characteristic price model are determined. Through the study of the above aspects, the following conclusions are obtained: (1) because the coastal tourism real estate market meets the applicable conditions of the characteristic price model, So we can use the characteristic price model to study the price of coastal tourism real estate. (2) combined with the domestic and foreign research results, we can screen out 14 characteristic variables that affect the price of coastal tourism real estate. The characteristic variable index system of coastal tourism real estate is constructed. (3) on the basis of statistical analysis and comparison of linear model, semi-logarithmic model and logarithmic model, The logarithmic model of the characteristic price model of coastal tourism real estate is determined, and the characteristic price equation of coastal tourism real estate is obtained. (4) there are nine significant factors affecting the price of coastal tourism real estate. They are: building area, project appreciation potential, sea view quality, supporting facilities, decoration degree, the number of surrounding tourist resources / scenic spots, housing age, green rate, volume ratio.
