【摘要】：住房消費是居民消費支出和GDP的重要組成部分。國際經(jīng)驗表明,住房消費中自有住房的虛擬租金構(gòu)成了住房消費的主體。我國傳統(tǒng)的核算方法由于低估了城鎮(zhèn)居民自有住房的虛擬租金,客觀上低估了我國城鄉(xiāng)居民的住房消費。采用新的估計方法后,城鎮(zhèn)居民的住房消費支出有顯著提高,但重估后的住房消費并沒有顯著提高消費占GDP的比例。中國消費率低下的問題不能歸結(jié)為住房消費的系統(tǒng)性低估。
[Abstract]:Housing consumption is an important component of household consumption expenditure and GDP. International experience shows that the virtual rent of self-owned houses constitutes the main body of housing consumption. The traditional accounting method of our country underestimates the virtual rent of urban and rural residents' own housing, and objectively underestimates the housing consumption of urban and rural residents. After adopting the new estimation method, the housing consumption expenditure of urban residents has significantly increased, but the reassessed housing consumption has not significantly increased the proportion of housing consumption to GDP. The problem of China's low consumption rate cannot be attributed to the systematic undervaluation of housing consumption.
