【摘要】：發(fā)達(dá)國(guó)家養(yǎng)老住宅建設(shè)已經(jīng)積累了豐富的經(jīng)驗(yàn)，擁有專(zhuān)業(yè)的研究、設(shè)計(jì)以及管理運(yùn)營(yíng)公司和團(tuán)隊(duì)，其建筑設(shè)計(jì)、管理和服務(wù)更人性化。中國(guó)養(yǎng)老產(chǎn)業(yè)現(xiàn)狀是敬老院數(shù)量嚴(yán)重不足，而傳統(tǒng)敬老院服務(wù)水平較低不能完全滿(mǎn)足老年人需求。當(dāng)前已有許多地產(chǎn)、保險(xiǎn)等公司普遍吸取美國(guó)、日本等國(guó)家養(yǎng)老項(xiàng)目建設(shè)的經(jīng)驗(yàn)，在開(kāi)發(fā)或運(yùn)營(yíng)大型養(yǎng)老社區(qū)項(xiàng)目，建有相對(duì)較多的全面的娛樂(lè)休閑配套、生活輔助和醫(yī)療護(hù)理等設(shè)施。但當(dāng)前關(guān)于養(yǎng)老地產(chǎn)項(xiàng)目建設(shè)普遍處于起步和摸索階段，符合中國(guó)國(guó)情的養(yǎng)老住宅建設(shè)尚缺少經(jīng)驗(yàn)。 本文首先為將國(guó)外發(fā)達(dá)國(guó)家老齡化現(xiàn)狀、養(yǎng)老金制度和相關(guān)政策、養(yǎng)老模式、養(yǎng)老機(jī)構(gòu)建設(shè)情況與國(guó)內(nèi)情況進(jìn)行綜合對(duì)比，尤其對(duì)北京養(yǎng)老機(jī)構(gòu)的情況進(jìn)行了分析，揭示建設(shè)運(yùn)營(yíng)中存在的各種問(wèn)題。最后對(duì)中國(guó)養(yǎng)老地產(chǎn)項(xiàng)目從規(guī)劃、設(shè)計(jì)到服務(wù)管理提出相關(guān)建議。
[Abstract]:Developed countries have accumulated a wealth of experience in the construction of pension housing, with professional research, design and management of operating companies and teams, its architectural design, management and service more humane. The current situation of the old-age care industry in China is that the number of homes for the aged is seriously insufficient, while the lower service level of the traditional homes for the aged can not completely meet the needs of the elderly. At present, many real estate, insurance and other companies have generally absorbed the experience of pension projects in the United States, Japan and other countries, and have built relatively more comprehensive entertainment and leisure facilities in the development or operation of large-scale pension community projects. Facilities such as life support and medical care. However, the current construction of pension real estate projects is generally in the initial stage and groping stage, and the construction of old-age housing in accordance with China's national conditions is still lack of experience. First of all, this paper compares the aging status, pension system and related policies, pension model, the construction of pension institutions with the domestic situation in foreign developed countries, especially analyzes the situation of Beijing pension institutions. Reveal all kinds of problems existing in construction and operation. At last, some suggestions are put forward from planning, design to service management of pension real estate projects in China.
