【摘要】:隨著經(jīng)濟的發(fā)展和居民收入水平的提高,對房地產(chǎn)的需求激增,帶動了我國房地產(chǎn)業(yè)的高速成長,特別是在國家住房制度改革和擴大內(nèi)需政策的引導(dǎo)下,房地產(chǎn)呈現(xiàn)了良好的發(fā)展前景,投資增長迅猛,成為國民經(jīng)濟新的增長點。而我國的房地產(chǎn)業(yè)務(wù)從2004年開始全面快速發(fā)展,高房價、銀行與開發(fā)商信息不對稱和銀行自身風險管理水平的低下、國家宏觀調(diào)控等都使得房地產(chǎn)開發(fā)貸款面臨著越來越多的風險,銀行需要對加強房地產(chǎn)開發(fā)貸款中的風險管理,以保障銀行資金的安全性和效益性,防范房地產(chǎn)開發(fā)貸款風險。 中國安徽省建設(shè)銀行鐘樓支行作為建行的分支機構(gòu),也對建行在該地區(qū)的房地業(yè)貸款風險管理起著統(tǒng)籌管理的責任。因此,在當今房地產(chǎn)開發(fā)大環(huán)境較為不利的情況下,中國安徽省建設(shè)銀行鐘樓支行迫切需要提升風險管理水平,防范房地產(chǎn)貸款風險,保障自身利益的同時,推動全發(fā)區(qū)地產(chǎn)行業(yè)的健康發(fā)展。 本論文以銀行業(yè)為背景,選取安徽省建行鐘樓支行為研究對象,在對房地產(chǎn)貸款風險的基本理論的相關(guān)研究進行梳理與總結(jié)的基礎(chǔ)上,分析了安徽省建行鐘樓支行房地產(chǎn)貸款風險管理的現(xiàn)狀,提出了其房地產(chǎn)貸款風險的構(gòu)成以及原因,并相應(yīng)的提出了安徽省建行鐘樓支行房地產(chǎn)貸款風險的防范措施。 本文試圖通過研究中國安徽省建設(shè)銀行鐘樓支行房地產(chǎn)貸款風險并應(yīng)用于實踐操作,使中國安徽省建設(shè)銀行鐘樓支行確定正確的風險管理理念、在激烈的市場競爭中明確自己的市場地位、實施有效的房地產(chǎn)貸款風險管理舉措、將風險管理理論付諸于管理實踐中、建立持續(xù)的競爭優(yōu)勢。同時,也為其他商業(yè)銀行房地產(chǎn)信貸業(yè)務(wù)的風險管理提供建議與參考。
[Abstract]:With the development of economy and the improvement of residents' income level, the demand for real estate has increased sharply, which has driven the rapid growth of the real estate industry in China, especially under the guidance of the reform of the national housing system and the policy of expanding domestic demand. Real estate presents a good development prospects, the rapid growth of investment has become a new growth point of the national economy. However, China's real estate business has been developing rapidly since 2004, with high house prices, asymmetric information between banks and developers, and low risk management level of banks themselves. The state macro-control and so on make real estate development loans face more and more risks. Banks need to strengthen risk management in real estate development loans in order to ensure the safety and efficiency of bank funds. As a branch of CCB, the Zhonglou Branch of China Construction Bank is also responsible for the management of loan risk of CCB's real estate industry in this area. Therefore, under the unfavorable environment of real estate development, the bell tower branch of Anhui Province Construction Bank of China urgently needs to raise the level of risk management, guard against the risk of real estate loans, and safeguard its own interests. This paper takes the banking industry as the background, selects the Anhui construction bank clock tower behavior research object, carries on the combing and the summary to the real estate loan risk basic theory related research foundation, this paper takes the banking industry as the background, selects the Anhui construction bank clock tower branch behavior research object, carries on the combing and the summary to the real estate loan risk basic theory. This paper analyzes the present situation of the real estate loan risk management of the Zhong Tower Branch of Anhui Construction Bank, and puts forward the composition and reasons of the real estate loan risk. This paper tries to study the real estate loan risk of Zhong Tower Branch of Anhui Province Construction Bank and apply it to practice. To make the bell tower branch of Anhui Province Construction Bank of China determine the correct risk management concept, clarify its market position in the fierce market competition, and implement effective real estate loan risk management measures, The theory of risk management is put into practice, and the sustainable competitive advantage is established. At the same time, it also provides advice and reference for the risk management of real estate credit business of other commercial banks.
