【摘要】：以新型城鎮(zhèn)化為背景的新一輪經(jīng)濟(jì)社會(huì)改革必將是中國(guó)社會(huì)發(fā)展的強(qiáng)心劑。企業(yè)如何把握在新型城鎮(zhèn)化背景下的投資機(jī)會(huì)是未來(lái)企業(yè)競(jìng)爭(zhēng)能否立于不敗之地的關(guān)鍵。作為房地產(chǎn)企業(yè)，雖然說(shuō)城鎮(zhèn)化并不等同于房地產(chǎn)，但是怎樣利用城鎮(zhèn)化催生投資機(jī)會(huì)顯得尤為重要。關(guān)注中國(guó)城鎮(zhèn)化推進(jìn)過(guò)程中需要解決的問(wèn)題和杭州城市整體規(guī)劃狀況和房地產(chǎn)市場(chǎng)發(fā)展，從而在城鎮(zhèn)化大背景下選擇符合企業(yè)發(fā)展的投資策略。研究了城市綜合體開(kāi)發(fā)的戰(zhàn)略選擇，，以及作為房地產(chǎn)開(kāi)發(fā)企業(yè)如何做好城市綜合體開(kāi)發(fā)，使企業(yè)在激烈的市場(chǎng)競(jìng)爭(zhēng)環(huán)境下保持穩(wěn)步發(fā)展。 本文主要采用了理論研究-實(shí)證分析-結(jié)論建議的研究思路。理論分析部分主要論證了城鎮(zhèn)化過(guò)程的總體思路、注意事項(xiàng)。實(shí)證分析部分主要借鑒統(tǒng)計(jì)資料數(shù)據(jù)和案例，闡明了城市綜合體發(fā)展的趨勢(shì)。本文研究方法歸納和演繹方法、定量與定性分析方法和五力模型分析方法。用歸納和演繹方法系統(tǒng)分析了綜合體開(kāi)發(fā)的思路；用定量和定性分析方法闡述了區(qū)域房地產(chǎn)市場(chǎng)狀況和城鎮(zhèn)化發(fā)展水平；用五力模型分析方法說(shuō)明了企業(yè)面臨的內(nèi)外部環(huán)境。 三盛宏業(yè)杭州區(qū)域公司分析內(nèi)外部因素的基礎(chǔ)上，選擇更加符合國(guó)家政策和方向的城市綜合體作為下一階段的投資重點(diǎn)，主要因?yàn)槌鞘芯C合體受?chē)?guó)家宏觀調(diào)控影響較小，且是城鎮(zhèn)化背景下必將得到快速發(fā)展的業(yè)態(tài)。又從城市綜合體開(kāi)發(fā)的誤區(qū)進(jìn)行詳細(xì)分析，引出了如何做好城市綜合體開(kāi)發(fā)的保障措施。
[Abstract]:A new round of economic and social reform against the background of new urbanization is bound to be a powerful agent for China's social development. How to grasp the investment opportunities under the background of new urbanization is the key to the future enterprise competition in an invincible position. As a real estate enterprise, although urbanization is not equal to real estate, it is very important to make use of urbanization to create investment opportunities. This paper focuses on the problems that need to be solved in the process of urbanization in China, the overall planning of Hangzhou city and the development of real estate market, so as to choose the investment strategy in line with the development of enterprises under the background of urbanization. This paper studies the strategic choice of the development of urban complex and how to do well in the development of urban complex as a real estate development enterprise so that the enterprise can keep steady development in the fierce market competition environment. This paper mainly adopts the theoretical research-empirical analysis-conclusion of the research ideas. The part of theoretical analysis mainly demonstrates the overall idea of urbanization process, matters needing attention. In the part of empirical analysis, statistical data and cases are used to illustrate the trend of urban complex development. In this paper, the methods of induction and deduction, quantitative and qualitative analysis and five-force model analysis are studied. This paper systematically analyzes the idea of complex development with inductive and deductive methods, expounds the regional real estate market situation and urbanization development level with quantitative and qualitative analysis methods, and explains the internal and external environment that enterprises are facing with by using five-force model analysis method. Based on the analysis of internal and external factors by Sansheng Hongye Hangzhou Regional Company, the city complex, which is more in line with the state policy and direction, is chosen as the key investment in the next stage, mainly because the urban complex is less affected by the state macro-control. And is the background of urbanization is bound to get rapid development of the state. From the misunderstanding of the development of urban complex, this paper introduces how to do well the safeguard measures of the development of urban complex.
