【摘要】：精裝修項目成本管理相比較土建及其它專業(yè)工程的成本管理而言，其管理過程涉及的重要與密切程度、專業(yè)化程度、科技含量更高。隨著我國經(jīng)濟水平的提高，尤其是房地產(chǎn)行業(yè)的快速發(fā)展，房地產(chǎn)企業(yè)的精裝修項目在商品房地產(chǎn)市場中所占的比率己越來越高，隨著國家對房地產(chǎn)宏觀調(diào)控力度的加大，房地產(chǎn)企業(yè)之間的競爭也日益加劇，對精裝修項目重新認識和重視，這樣給房地產(chǎn)項目行業(yè)帶來的是房地產(chǎn)項目的精細化設(shè)計、精細化施工、精細化應(yīng)用管理，精細化推廣，與傳統(tǒng)的項目管理體系比較發(fā)生了重大變化。CCH地產(chǎn)公司同本土房地產(chǎn)企業(yè)一樣，重視精裝修項目成本管理的逐漸成熟與完善的發(fā)展過程。 本文通過對CCH房地產(chǎn)企業(yè)精裝修項目成本管理過程進行系統(tǒng)的探討和研究，以便建立更規(guī)范、更完善的項目成本管理體系，保證房地產(chǎn)企業(yè)精裝修項目達到成本管理要求的目標，使房地產(chǎn)公司獲得投資回收收益。通過本人調(diào)研，本文分析研究CCH房地產(chǎn)企業(yè)精裝修項目成本管理過程中的關(guān)鍵，確定了CCH房地產(chǎn)的管理關(guān)鍵就是組織重點管理，要想使項目的整體發(fā)展就要通過重點業(yè)務(wù)的管理，來完成和達到既定項目管理目標的最終實現(xiàn)。本論文在研究過程中的具體表現(xiàn)，通過對精裝房的產(chǎn)品特點的解析，發(fā)掘關(guān)鍵性項目過程管理。以及對運用管理工具的運用，對各階段管理重點通過組織架構(gòu)調(diào)整進行分析、對合同管理進行分析、對流程管理等管理措施進行分析，通過對建立核心要素的重點管理，，最終目的是達到有效控制。通過本人一系列的分析，希望幫助CCH公司順利完成精裝房項目管理工作，同時也愿意同行業(yè)人士進一步探討，研究提供參考和依據(jù)。
[Abstract]:Compared with the cost management of civil engineering and other professional engineering, the cost management of fine decoration project involves more important and close degree, specialization degree and higher scientific and technological content. Especially with the rapid development of the real estate industry, the proportion of the fine decoration projects in the commodity real estate market has become higher and higher. The competition among the real estate enterprises is becoming more and more serious, so that the fine design, construction, application and management of the real estate project are brought to the real estate project industry, and the fine application management, the fine promotion, the fine application management, the fine application management and the fine promotion are brought to the real estate project industry. Compared with the traditional project management system, CCH real estate company, like the local real estate enterprises, attaches importance to the mature and perfect development process of the cost management of the fine decoration project. In this paper, through the CCH real estate enterprise fine decoration project cost management process of a systematic discussion and research, in order to establish a more standardized, more perfect project cost management system, In order to ensure that the project of fine decoration in real estate enterprises reach the goal of cost management, the real estate company can get the income from investment. Through my investigation, this paper analyzes and studies the key points in the process of cost management of the fine decoration project of CCH real estate enterprise. The key to the management of CCH real estate is to organize the key management. In order to make the overall development of the project through the management of key business, In this paper, through the analysis of the product characteristics of the hardcover room, the key project process management, as well as the use of management tools, is explored. Through the analysis of organizational structure adjustment, the analysis of contract management, the analysis of management measures such as process management, and the key management of establishing core elements, The final goal is to achieve effective control. Through my series of analysis, I hope to help CCH company to complete the project management of hardcover room smoothly, and also willing to discuss further with the industry, and provide reference and basis for the research.
