【摘要】:隨著中國經(jīng)濟(jì)與世界經(jīng)濟(jì)的接軌,經(jīng)濟(jì)全球化進(jìn)程的不斷加速,中國經(jīng)濟(jì)在這近40年來突飛猛進(jìn),作為中國經(jīng)濟(jì)的支柱產(chǎn)業(yè),中國房地產(chǎn)開發(fā)行業(yè)得到了空前的發(fā)展。然而,過快的發(fā)展往往也會使得一些經(jīng)濟(jì)發(fā)展中的隱患潛伏在經(jīng)濟(jì)高速發(fā)展中,一旦經(jīng)濟(jì)發(fā)展速度下降,這些被忽視或被掩蓋的隱患就會顯化,對整個經(jīng)濟(jì)的發(fā)展帶來不可忽視的負(fù)面影響。房地產(chǎn)開發(fā)行業(yè)也不例外,目前,房地產(chǎn)開發(fā)行業(yè)過于注重眼前的直接經(jīng)濟(jì)效益,往往忽視潛在風(fēng)險可能對房地產(chǎn)行業(yè)可能造成的經(jīng)濟(jì)損失。自21世紀(jì)的經(jīng)濟(jì)危機(jī)中,不難發(fā)現(xiàn),不能建立有效地應(yīng)對房地產(chǎn)開發(fā)項目風(fēng)險問題的企業(yè)很難在經(jīng)濟(jì)形勢下滑時仍能站立得住。 因此,針對一個房地產(chǎn)開發(fā)企業(yè),研究房地產(chǎn)開發(fā)項目風(fēng)險管理問題,評價當(dāng)前企業(yè)風(fēng)險管理能力,并針對存在的問題和不足,給出有效的提升策略至關(guān)重要。 本文針對當(dāng)前房地產(chǎn)開發(fā)行業(yè)的經(jīng)濟(jì)形勢,以S公司的河景別墅房地產(chǎn)開發(fā)項目風(fēng)險管理問題為研究對象和背景,分析S公司在房地產(chǎn)開發(fā)項目中可能面對的風(fēng)險,并給出一個風(fēng)險識別方法,提出具體的風(fēng)險識別過程,并在此基礎(chǔ)上,針對S公司的河景別墅房地產(chǎn)開發(fā)項目自身特征,建立了S公司的河景別墅房地產(chǎn)開發(fā)項目風(fēng)險評價指標(biāo)體系,并給出了一個基于AHP的指標(biāo)評價方法,并依據(jù)構(gòu)建的指標(biāo)評價體系和給出的評價方法,對S公司的河景別墅房地產(chǎn)開發(fā)項目風(fēng)險管理能力進(jìn)行評估,并依據(jù)評估結(jié)果給出改善和提升S公司房地產(chǎn)開發(fā)項目風(fēng)險管理能力的具體策略。
[Abstract]:With the integration China economy and the world economy, the accelerating process of economic globalization, Chinese economy in the past 40 years by leaps and bounds, as a pillar industry of Chinese economy, Chinese real estate development industry got unprecedented development. However, excessive development also tend to make some economic development of the potential dangers lurking in the economy the high-speed development, once the economy slowed down, these are ignored or concealed hidden will be manifest, bring negative influence on the development of the whole economy. The development of real estate industry is no exception, at present, the real estate development industry pays more attention to the direct economic benefits of eyes, often ignore the potential risks of real the real estate industry may cause economic losses. Since the twenty-first Century economic crisis, it is not difficult to find, can not effectively deal with the establishment of real estate development project risk problem in the enterprise is very difficult to When the economic situation slipped down, it could still stand.
Therefore, for a real estate development enterprise, it is very important to study the risk management of real estate development projects, evaluate the current risk management capabilities, and provide effective strategies for the existing problems and shortcomings.
In this paper, the economic situation for the current real estate development industry, the risk management of company S River Villa Real estate development project as the research object and background, the company may face the risk analysis of S in real estate development projects, and presents a method of risk identification, the risk identification process in detail, and on this basis River, villa real estate development project for S company's own characteristics, and establish risk evaluation index system of S company, Riverview villa real estate development projects, and gives an evaluation method based on AHP, and on the basis of constructing the evaluation index system and evaluation method is given the ability of risk management of S company Riverview villa real estate development project evaluation, and according to the evaluation results of specific strategies to improve and enhance the ability of risk management of S company of real estate development projects.
