我國土地儲備貸款定價分析研究

【摘要】:土地屬于稀缺資源,與人類日益增長的需求之間存在矛盾關系,因此土地制度在全球大部分國家都是關乎社會穩(wěn)定的重要因素。我國把土地資源視為基礎產(chǎn)業(yè),由國土資源部統(tǒng)一管理。隨著城鎮(zhèn)化的逐步發(fā)展,土地整理儲備成為重中之重。從前人的研究文獻可知,國內(nèi)外均沒有專門針對土地儲備貸款定價進行研究。本文抓住這一研究的薄弱領域,系統(tǒng)全面的對有影響力的因素進行闡述,并且將其與傳統(tǒng)的企業(yè)貸款進行對比。 文章先是貸款定價的影響因素分成兩個體系:借款人的影響因素和借款項目的影響因素。然后選取經(jīng)過風險調(diào)整的貸款收益模型為基礎模型,做了兩個調(diào)整:一是將原模型的較少因素進行擴充,形成一個由大概幾十個指標組成的因素矩陣;二是改變模型的輸入數(shù)據(jù),將其由一線數(shù)據(jù)轉(zhuǎn)化為打分后的數(shù)據(jù)。貸款定價的關鍵在于如何將一線數(shù)據(jù)客觀的轉(zhuǎn)變?yōu)榇蚍謹?shù)據(jù)。 在文章的最后,針對前面的因素分析和模型設計,提出了相應的政策建議,核心目標是在不提高貸款風險和土地儲備開發(fā)效益的情況下加大銀行的利潤空間。
[Abstract]:Land is a scarce resource and has a contradictory relationship with the increasing demand of human beings. Therefore, land system is an important factor of social stability in most countries of the world. Our country regards the land resources as the foundation industry, by the land resources ministry unified management. With the gradual development of urbanization, land consolidation and storage has become the top priority. Previous research literature shows that there is no research on land reserve loan pricing at home and abroad. This paper grasps the weak field of this research, systematically and comprehensively expounds the influential factors, and compares them with the traditional enterprise loans. First, the influencing factors of loan pricing are divided into two systems: the borrower's influencing factors and the loan project's influencing factors. Then the risk-adjusted loan income model is selected as the basic model and two adjustments are made: one is to expand the few factors of the original model to form a factor matrix composed of about dozens of indicators; The other is to change the input data of the model from the first line data to the graded data. The key of loan pricing lies in how to change line data into score data objectively. At the end of the paper, according to the factors analysis and model design, the paper puts forward the corresponding policy recommendations. The core goal is to increase the profit space of the bank without increasing the loan risk and the benefit of land reserve development.
