LY銀行XC分行房地產開發(fā)貸款風險防范研究

【摘要】:隨著我國經濟的快速發(fā)展,作為我國國民經濟重要組成部分的房地產行業(yè)也發(fā)展迅速。房地產行業(yè)的快速發(fā)展離不開金融業(yè)的支持,據不完全統(tǒng)計,房地產業(yè)的開發(fā)資金20%-30%來自于商業(yè)銀行貸款,,可以這樣說房地產行業(yè)的發(fā)展是建立在金融業(yè)支持之上的。但隨著國家經濟體制改革的不斷深入,各大金融機構的信貸政策均發(fā)生了不同程度的變化,這些變化則帶給了房地產行業(yè)全新的挑戰(zhàn)。開發(fā)貸款是房地產行業(yè)持續(xù)發(fā)展不可或缺的一部分,加強對房地產開發(fā)貸款風險防范研究,對于金融與房地產行業(yè)的長遠發(fā)展至關重要。 本文以LY銀行XC分行的房地產開發(fā)貸款業(yè)務作為研究對象,首先分析LY銀行XC分行的房地產開發(fā)貸款現(xiàn)狀進行分析研究,其次對該行在房地產開發(fā)貸款中存在的風險進行分析研究,并通過參照國內外先進的風險管理理論和方法對其現(xiàn)狀和存在主要問題做出了簡單的評析,最后根據相關管理理論和風險計量工具提出相應的防范措施。通過對LY銀行XC分行在房地產開發(fā)貸款的風險管理上的分析和研究,為LY銀行在房地產開發(fā)貸款的風險防范上探索出一套清晰、直觀的思路和方法。從而有效的降低LY銀行XC分行在房地產開發(fā)貸款業(yè)務中的風險。
[Abstract]:With the rapid development of China's economy, the real estate industry, as an important part of our national economy, is also developing rapidly. The rapid development of the real estate industry can not be separated from the support of the financial industry. According to incomplete statistics, 20% to 30% of the development capital of the real estate industry comes from commercial bank loans, so it can be said that the development of the real estate industry is based on the support of the financial industry. However, with the deepening of the national economic system reform, the credit policy of the major financial institutions has changed to varying degrees, and these changes have brought new challenges to the real estate industry. Development loan is an indispensable part of the sustainable development of real estate industry. It is very important for the long-term development of finance and real estate industry to strengthen the study on risk prevention of real estate development loan. This article takes the real estate development loan business of LY Bank XC Branch as the research object, first analyzes the real estate development loan present situation of the LY Bank XC branch to carry on the analysis research. Secondly, it analyzes and studies the risks existing in the real estate development loan, and makes a simple assessment of the present situation and the main problems by referring to the advanced risk management theories and methods at home and abroad. Finally, according to the relevant management theory and risk measurement tools put forward the corresponding preventive measures. Through the analysis and research on the risk management of real estate development loan in XC branch of LY Bank, this paper explores a set of clear and intuitionistic ideas and methods for LY Bank to prevent the risk of real estate development loan. In order to effectively reduce the risk of LY Bank XC branch in the real estate development loan business.
