中國(guó)商業(yè)銀行個(gè)人住房信貸風(fēng)險(xiǎn)研究

【摘要】:隨著社會(huì)主義市場(chǎng)經(jīng)濟(jì)的發(fā)展和住房制度改革的不斷深入,近些年來(lái),我國(guó)部分城市房?jī)r(jià)出現(xiàn)過(guò)快上漲勢(shì)頭,投機(jī)性購(gòu)房再度活躍,多家商業(yè)銀行紛紛拓展業(yè)務(wù)空間,介入到個(gè)人住房信貸市場(chǎng)。商業(yè)銀行在獲得利潤(rùn)的同時(shí),往往忽視了住房信貸的風(fēng)險(xiǎn),房地產(chǎn)信貸風(fēng)險(xiǎn)再次成為新的經(jīng)濟(jì)風(fēng)險(xiǎn)點(diǎn)。本文借此機(jī)會(huì),重新審視了當(dāng)今個(gè)人住房信貸風(fēng)險(xiǎn)的現(xiàn)狀以及風(fēng)險(xiǎn)防范方法。 文章首先介紹了個(gè)人住房信貸風(fēng)險(xiǎn)的相關(guān)理論,主要包括信息不對(duì)稱(chēng)理論、理性違約風(fēng)險(xiǎn)理論、被迫違約風(fēng)險(xiǎn)理論,以及按風(fēng)險(xiǎn)種類(lèi)劃分成流動(dòng)性風(fēng)險(xiǎn)、信用風(fēng)險(xiǎn)、操作風(fēng)險(xiǎn),為下文研究我國(guó)住房信貸風(fēng)險(xiǎn)做好理論準(zhǔn)備。文章緊接著研究了中國(guó)個(gè)人住房信貸風(fēng)險(xiǎn)現(xiàn)狀與原因。關(guān)于風(fēng)險(xiǎn)現(xiàn)狀包括房貸業(yè)務(wù)的現(xiàn)狀、我國(guó)面臨的房貸風(fēng)險(xiǎn)和風(fēng)險(xiǎn)程度。然后介紹了我國(guó)房貸風(fēng)險(xiǎn)產(chǎn)生的原因,分成宏觀(guān)原因、銀行經(jīng)營(yíng)原因和借款人原因。其次,為了應(yīng)對(duì)風(fēng)險(xiǎn),我國(guó)商業(yè)銀行需要借鑒美國(guó)和加拿大應(yīng)對(duì)住房信貸風(fēng)險(xiǎn)的經(jīng)驗(yàn),并提出了對(duì)我國(guó)的啟示。最后,理論結(jié)合我國(guó)國(guó)情,本文提出了我國(guó)應(yīng)對(duì)風(fēng)險(xiǎn)的建議和對(duì)策。從商業(yè)銀行內(nèi)部完善風(fēng)險(xiǎn)預(yù)警機(jī)制,提高銀行內(nèi)部操作風(fēng)險(xiǎn)的防范;從商業(yè)銀行外部制定合理的住房信貸制度,建立個(gè)人征信評(píng)價(jià)體系。 隨著市場(chǎng)經(jīng)濟(jì)的不斷發(fā)展和完善,,人們生活水平日益提高,居民對(duì)住房需求的擴(kuò)大,我國(guó)商業(yè)銀行應(yīng)積極面對(duì)住房貸款業(yè)務(wù)中存在的風(fēng)險(xiǎn)管理問(wèn)題,以迎接各方面挑戰(zhàn),促進(jìn)我國(guó)個(gè)人住房水平的提升。
[Abstract]:With the development of socialist market economy and the deepening of housing system reform, in recent years, housing prices in some cities in China have been rising too fast, speculative house purchases have become more active, and many commercial banks have expanded their business space. Get involved in the personal housing credit market. At the same time, commercial banks often ignore the risk of housing credit, and the real estate credit risk becomes a new economic risk point again. This paper takes this opportunity to re-examine the current situation of personal housing credit risk and risk prevention methods. This paper first introduces the relevant theories of personal housing credit risk, including information asymmetry theory, rational default risk theory, forced default risk theory, and the classification of liquidity risk, credit risk and operational risk according to the types of risk. For the following study of housing credit risk in China to do a good theoretical preparation. The article then studies the current situation and reasons of personal housing credit risk in China. About the risk present situation including the present situation of the housing loan business, our country faces the housing loan risk and the risk degree. Then it introduces the causes of mortgage risk in China, including macro reasons, bank management reasons and borrowers' reasons. Secondly, in order to deal with the risks, our commercial banks need to draw lessons from the experience of the United States and Canada to deal with housing credit risk, and put forward the enlightenment to our country. Finally, this paper puts forward some suggestions and countermeasures to deal with the risks in our country. From inside the commercial bank perfect the risk early warning mechanism to raise the bank internal operation risk prevention; from the commercial bank exterior formulates the reasonable housing credit system establishes the personal credit investigation appraisal system. With the continuous development and perfection of the market economy, people's living standard is improving day by day, and the residents' demand for housing is expanding, the commercial banks of our country should actively face the risk management problems in the housing loan business in order to meet the challenges from all aspects. To promote the level of personal housing in China.
