SMART公司發(fā)展房產(chǎn)業(yè)及其融資方式研究

【摘要】:本文通過對(duì)中國(guó)城鎮(zhèn)化發(fā)展的研究,國(guó)內(nèi)房地產(chǎn)市場(chǎng)的分析,結(jié)合Smart公司的經(jīng)營(yíng)管理狀況等各方面的因素,肯定了Smart公司發(fā)展壯大房地產(chǎn)業(yè)的可行性。同時(shí),從企業(yè)內(nèi)源性、外源性融資兩個(gè)方面,對(duì)公司如何解決融資難問題提出意見和建議。 首先要強(qiáng)化主業(yè),科學(xué)管理,夯實(shí)公司經(jīng)營(yíng)、贏利基礎(chǔ),不斷提高企業(yè)內(nèi)部融資能力。產(chǎn)業(yè)投資是Smart公司主業(yè),也是利潤(rùn)主要來源。在當(dāng)前宏觀經(jīng)濟(jì)形勢(shì)下,本著有所為有所不為的原則,清理整合現(xiàn)有資產(chǎn),盤活存量,適當(dāng)增量。通過加強(qiáng)財(cái)務(wù)管理,強(qiáng)化清欠力度,千方百計(jì)降低應(yīng)收賬款總額,提高資金效率,加快解決歷史性遺留問題,確保公司輕裝上陣。 其次,積極開展融資創(chuàng)新,拓寬外部融資渠道,為房產(chǎn)板塊的發(fā)展提供保障。盡管多元化趨勢(shì)明顯,但在今后一段時(shí)期內(nèi),銀行貸款仍將在各大房企融資總額中占主導(dǎo)地位,這是國(guó)內(nèi)資本市場(chǎng)發(fā)育滯后的必然。Smart公司要充分發(fā)揮自身優(yōu)勢(shì),通過研究、鞏固關(guān)系型貸款,在降低融資成本的基礎(chǔ)上確保資金可靠來源。同時(shí),按照不同房產(chǎn)開發(fā)項(xiàng)目的特點(diǎn),靈活組合項(xiàng)目融資模式,構(gòu)建項(xiàng)目風(fēng)險(xiǎn)承擔(dān)體系,追求公司利益最大化,促使Smart公司房產(chǎn)項(xiàng)目融資多元化,為做大做強(qiáng)房地產(chǎn)板塊提供強(qiáng)大的資金支持。
[Abstract]:Based on the research on the development of China's urbanization, the analysis of the domestic real estate market and the management of Smart Company, this paper confirms the feasibility of the Smart Company to develop and expand the real estate industry. At the same time, from the two aspects of endogenous and exogenous financing, the paper puts forward some suggestions on how to solve the financing problem. First of all, we should strengthen the main business, scientific management, tamp the company management, profit basis, and constantly improve the internal financing capacity of enterprises. Industrial investment is the main industry of Smart Company, but also the main source of profits. In the current macroeconomic situation, in line with the principle of doing something, cleaning up and integrating existing assets, activating the stock, appropriate increment. By strengthening financial management, strengthening debt clearing, reducing the total amount of accounts receivable by every possible means, improving the efficiency of funds, speeding up the settlement of historical problems, and ensuring the light loading of the company. Secondly, actively carry out financing innovation, broaden external financing channels, and provide protection for the development of real estate plate. Although the trend of diversification is obvious, bank loans will still play a leading role in the total financing of large housing enterprises in the coming period. This is the necessity of the domestic capital market lagging behind. Smart Company should give full play to its own advantages, through research. Consolidate relationship-based loans and ensure a reliable source of funding on the basis of lower financing costs. At the same time, according to the characteristics of different real estate development projects, the flexible combination project financing mode, the construction project risk bearing system, pursues the company benefit maximization, impel Smart company real estate project financing diversification, For bigger and stronger real estate plate to provide strong financial support.
