【摘要】：近年來,我國的房地產(chǎn)業(yè)發(fā)展趨于膨脹的狀態(tài),過高的房價讓每位國民都產(chǎn)生了巨大的負(fù)擔(dān),我國政府為了降低國民購房的負(fù)擔(dān),針對過高的房價出臺了一系列的打壓政策,在這些政策的影響下,房地產(chǎn)開發(fā)企業(yè)面臨著巨大的壓力。特別是在激烈的市場競爭環(huán)境下,房地產(chǎn)開發(fā)企業(yè)的利潤空間越來越小。在這樣的背景下,未來的房地產(chǎn)開發(fā)企業(yè)必須打破傳統(tǒng)的經(jīng)營方式實(shí)現(xiàn)企業(yè)轉(zhuǎn)型。通過引進(jìn)新的技術(shù)加強(qiáng)與其供應(yīng)鏈上各企業(yè)的合作,形成戰(zhàn)略聯(lián)盟,從而縮短產(chǎn)品建設(shè)工期、降低管理成本、提高產(chǎn)品質(zhì)量以贏得市場競爭優(yōu)勢。 首先,本文以房地產(chǎn)開發(fā)企業(yè)供應(yīng)鏈管理現(xiàn)狀為依據(jù),在參考大量有關(guān)物聯(lián)網(wǎng)在國內(nèi)外研究文獻(xiàn)的基礎(chǔ)上,提出將物聯(lián)網(wǎng)技術(shù)應(yīng)用到房地產(chǎn)開發(fā)企業(yè)供應(yīng)鏈管理中的設(shè)想,通過房地產(chǎn)開發(fā)企業(yè)在其供應(yīng)鏈管理中應(yīng)用物聯(lián)網(wǎng)技術(shù)所面對的優(yōu)勢、劣勢、機(jī)會和威脅分析,分析了房地產(chǎn)開發(fā)企業(yè)應(yīng)用物聯(lián)網(wǎng)技術(shù)的可行性。其次,在對房地產(chǎn)開發(fā)企業(yè)應(yīng)用物聯(lián)網(wǎng)技術(shù)的可行性分析基礎(chǔ)上,提出了物聯(lián)網(wǎng)對房地產(chǎn)開發(fā)企業(yè)供應(yīng)鏈管理的影響及應(yīng)用價值。最后,通過建立TOE結(jié)構(gòu)模型,初步確定了企業(yè)采用物聯(lián)網(wǎng)技術(shù)會受到哪些因素影響,并應(yīng)用結(jié)構(gòu)方程模型和AMOS17.0軟件對調(diào)查問卷中的數(shù)據(jù)進(jìn)行分析和處理,最終確定了房地產(chǎn)開發(fā)企業(yè)供應(yīng)鏈管理中采納物聯(lián)網(wǎng)技術(shù)的影響因素,以此希望為企業(yè)管理者考慮哪些因素影響物聯(lián)網(wǎng)技術(shù)的引進(jìn)提供參考建議。
[Abstract]:In recent years, the development of the real estate industry in our country tends to expand, and the excessive housing prices make every citizen have a huge burden. In order to reduce the burden of the national purchase of housing, our government has issued a series of suppression policies against the excessive housing prices. Under the influence of these policies, the real estate development enterprises are facing great pressure. Especially in the fierce market competition, the profit space of the real estate development enterprises is becoming smaller and smaller. The future real estate development enterprises must break through the traditional management mode to realize the enterprise transformation. Through introducing new technology to strengthen the cooperation with the enterprises in its supply chain, form the strategic alliance, so as to shorten the construction period of the product and reduce the management cost. Improve product quality to win competitive advantage in the market. Firstly, based on the current situation of supply chain management in real estate development enterprises, and referring to a large number of research literatures about Internet of things at home and abroad, this paper puts forward the idea of applying the technology of Internet of things to supply chain management of real estate development enterprises. Through the analysis of the advantages, disadvantages, opportunities and threats faced by the real estate development enterprises in applying the Internet of things technology in their supply chain management, the feasibility of the application of the Internet of things technology in the real estate development enterprises is analyzed. Based on the feasibility analysis of the application of the Internet of things technology in the real estate development enterprises, this paper puts forward the influence of the Internet of things on the supply chain management of the real estate development enterprises and its application value. Finally, through the establishment of the TOE structure model, What factors will affect the adoption of Internet of things technology in enterprises are preliminarily determined, and the structural equation model and AMOS17.0 software are used to analyze and process the data in the questionnaire. Finally, the factors influencing the adoption of Internet of things technology in supply chain management of real estate development enterprises are determined, so as to provide reference suggestions for managers to consider which factors affect the introduction of Internet of things technology.
