三線城市中小型房地產(chǎn)企業(yè)發(fā)展戰(zhàn)略研究

【摘要】:三線城市,曾是我國(guó)廣大中小型房地產(chǎn)企業(yè)生存發(fā)展的肥沃土壤,但在當(dāng)前,全國(guó)知名房企紛紛進(jìn)駐、本土實(shí)力企業(yè)內(nèi)部夾擊,使得三線城市中小型房地產(chǎn)企業(yè)面臨著全所未有的嚴(yán)峻挑戰(zhàn),迎難而上還是伺機(jī)退出轉(zhuǎn)型,成為了事關(guān)中小型房地產(chǎn)企業(yè)生存發(fā)展的重大問(wèn)題。 本文通過(guò)分析三線城市中小型房地產(chǎn)企業(yè)的現(xiàn)狀,借助訪談問(wèn)卷調(diào)查分析當(dāng)前中小型房地產(chǎn)企業(yè)面臨的兩大類問(wèn)題:即傳統(tǒng)問(wèn)題與發(fā)展戰(zhàn)略問(wèn)題;結(jié)合藍(lán)海戰(zhàn)略、合作競(jìng)爭(zhēng)、差異化戰(zhàn)略等相關(guān)理論基礎(chǔ),對(duì)三線城市中小型房地產(chǎn)企業(yè)的發(fā)展戰(zhàn)略提出若干對(duì)策建議。提出三線城市中小型房地產(chǎn)企業(yè)首先應(yīng)科學(xué)系統(tǒng)地分析企業(yè)的內(nèi)外部環(huán)境,在戰(zhàn)略選擇上偏向穩(wěn)定型的組合戰(zhàn)略;針對(duì)中小房地產(chǎn)企業(yè)如何發(fā)展壯大的問(wèn)題,本文從“扎根本土分類開拓各區(qū)域市場(chǎng)、開拓保障房等政府主導(dǎo)領(lǐng)域、依托地方特色產(chǎn)業(yè)介入新型城鎮(zhèn)化建設(shè)、以合作開發(fā)為基礎(chǔ)打造戰(zhàn)略聯(lián)盟”等四個(gè)方面提出了相應(yīng)的對(duì)策建議。 本文的主要亮點(diǎn)在于緊密結(jié)合當(dāng)前的政策背景及競(jìng)爭(zhēng)形勢(shì),選取三線城市這一特定范圍研究中小型房地產(chǎn)企業(yè)的發(fā)展戰(zhàn)略問(wèn)題,具有很強(qiáng)的創(chuàng)新性;對(duì)中小型房地產(chǎn)企業(yè)如何分析內(nèi)外部環(huán)境、進(jìn)行正確的發(fā)展戰(zhàn)略定位及戰(zhàn)略選擇、尋求企業(yè)發(fā)展壯大的突破口均具有一定的參考意義。
[Abstract]:The third-tier cities have been the fertile ground for the survival and development of the vast number of small and medium-sized real estate enterprises in China, but at present, well-known housing enterprises throughout the country are stationed in succession, and domestic strength enterprises are fighting inside. The small and medium sized real estate enterprises in the third tier cities are facing all the severe challenges that they have never had before. It has become a major issue concerning the survival and development of the small and medium-sized real estate enterprises to face the difficulties or wait for the opportunity to withdraw from the transformation. By analyzing the present situation of the small and medium-sized real estate enterprises in the third tier cities, this paper analyzes the two kinds of problems facing the small and medium-sized real estate enterprises by means of the interview questionnaire: the traditional problem and the development strategy, the cooperation and competition in combination with the blue sea strategy. On the basis of differentiation strategy and other related theories, this paper puts forward some countermeasures and suggestions for the development strategy of small and medium-sized real estate enterprises in the third tier cities, and puts forward that the small and medium-sized real estate enterprises in the third tier cities should first scientifically and systematically analyze the internal and external environment of the enterprises. Aiming at the problem of how to develop and expand the small and medium-sized real estate enterprises, this paper develops the regional markets from "rooted in the native land, and develops the leading areas of the government, such as indemnificatory apartment." Depending on the local characteristic industry to intervene in the new urbanization construction and to build the strategic alliance based on the cooperative development, the corresponding countermeasures and suggestions are put forward. The main highlight of this paper is closely combined with the current policy background and competition situation, select the third-tier city this specific scope to study the development strategy of small and medium-sized real estate enterprises, has a strong innovation; It has certain reference significance to the small and medium-sized real estate enterprise how to analyze the internal and external environment, to carry on the correct development strategy localization and the strategic choice, to seek the breakthrough of the enterprise development and growth.
