【摘要】:隨著我國城鎮(zhèn)化迅速發(fā)展與房地產(chǎn)市場的蓬勃興起,從工業(yè)地產(chǎn)升級而來的產(chǎn)業(yè)地產(chǎn)發(fā)揮房地產(chǎn)載體的優(yōu)勢,引進產(chǎn)業(yè)為發(fā)展內(nèi)涵,通過建造、開發(fā)工業(yè)廠房、寫字樓,將地產(chǎn)、產(chǎn)業(yè)、城市發(fā)展三方面有機結合,融合自然、社會資源,綜合開發(fā)、高效經(jīng)營的多功能產(chǎn)業(yè)形態(tài),是一種新興商業(yè)模式,不僅能夠提升城市產(chǎn)業(yè)能力,挖掘城市產(chǎn)業(yè)發(fā)展?jié)摿εc價值,還能促進產(chǎn)業(yè)升級,發(fā)揮人口紅利優(yōu)勢與資本優(yōu)勢,優(yōu)化城市經(jīng)濟結構,具有獨特的功能。產(chǎn)業(yè)地產(chǎn)與傳統(tǒng)意義上的房地產(chǎn)開發(fā)最大的區(qū)別是對產(chǎn)業(yè)研究、規(guī)劃、產(chǎn)業(yè)鏈打造與產(chǎn)業(yè)集群等方面有非常專業(yè)的要求。這是一種以產(chǎn)業(yè)發(fā)展為主導,以產(chǎn)業(yè)專業(yè)化發(fā)展方向為發(fā)展趨勢,以產(chǎn)業(yè)升級為短期任務,地產(chǎn)增值為長期任務,城市化發(fā)展為最終目標的房地產(chǎn)開發(fā)。 與熱火朝天但又頻頻受到政府房地產(chǎn)調(diào)控干擾的住宅、商業(yè)地產(chǎn)相比,產(chǎn)業(yè)地產(chǎn)不僅土地市場競爭較小,土地成本較低,項目后期增值空間巨大,,還由于其獨有的產(chǎn)業(yè)孵化器的功能獲得了諸多政策稅收減免、政府補貼等優(yōu)惠扶持政策。 由于我國房地產(chǎn)市場整體發(fā)展時間不長,尤其是產(chǎn)業(yè)地產(chǎn)作為新興地產(chǎn)模式,雖然實踐領域開發(fā)項目日益受到關注,但相關針對產(chǎn)業(yè)地產(chǎn)的研究不多,至于融資渠道的視角幾乎沒有相關有體系的研究。因此,本文以產(chǎn)業(yè)地產(chǎn)為載體,以融資渠道為契入點,首先通過研究產(chǎn)業(yè)地產(chǎn)的概念和特征,分析產(chǎn)業(yè)地產(chǎn)對經(jīng)濟發(fā)展的推動作用,總結出產(chǎn)業(yè)地產(chǎn)在我國大力推廣的現(xiàn)實意義。接著從我國現(xiàn)有的產(chǎn)業(yè)地產(chǎn)發(fā)展模式分析入手,分析現(xiàn)行產(chǎn)業(yè)地產(chǎn)發(fā)展過程中存在的問題、問題產(chǎn)生的緣由以及未來發(fā)展的方向。針對最制約發(fā)展的資金這一問題,對我國現(xiàn)有的產(chǎn)業(yè)地產(chǎn)融資渠道進行分類、歸納與總結,結合發(fā)達國家產(chǎn)業(yè)地產(chǎn)融資渠道的優(yōu)劣勢分析以及我國產(chǎn)業(yè)地產(chǎn)發(fā)展過程中的案例分析,提出未來發(fā)展過程中我國產(chǎn)業(yè)地產(chǎn)開發(fā)商如何選擇適宜自身發(fā)展的融資渠道。不同類型的開發(fā)商應積極多方位全面拓展融資渠道,在慎重發(fā)掘自身企業(yè)特色與發(fā)展定位的基礎之上選擇適宜未來發(fā)展趨勢的融資渠道。
[Abstract]:With the rapid development of the booming real estate market and the urbanization of our country, from the real estate industry to upgrade the industrial real estate real estate carrier play advantages, the introduction of industry for the development of connotation, through the construction, development of industrial plants, office buildings, the real estate industry, the development of City, the organic combination of three aspects of integration of nature, social resources, comprehensive development, multi-functional industrial form efficient management, is a new business model, not only can enhance the ability of mining industry city, city industrial development potential and value, can promote industrial upgrading, play a demographic dividend advantage and capital advantage, optimize the economic structure of the city, has a unique function. The biggest difference between the real estate development the real estate industry and the traditional sense of industry research, planning, industry chain to create a very professional and industrial cluster and so on. This is a kind of industrial development, to The development trend of industrial specialization is the trend of development, with industrial upgrading as a short-term task, real estate increment as a long-term task and urbanization development as the ultimate goal of real estate development.
But be in full swing again and again by the government and real estate regulation interference of residential, commercial real estate, the real estate industry is not only the competition in the land market is small, low cost land, projects a great value-added space, but also because of its unique industry incubator function won many policies of tax relief, government subsidies and other preferential policies.
Due to the overall development of China's real estate market is not long, especially the real estate industry as a new mode of real estate development projects, although the practice of growing concern, but research related to the real estate industry is not much, but almost no financing channels from the perspective of system research. Therefore, the real estate industry as the carrier, to finance the channel as the starting point, first through the concept and characteristics of the real estate industry, real estate industry analysis role in promoting the economic development, summed up the real estate industry in promoting practical significance in our country. Then from our existing real estate industry development pattern analysis, analysis of the existing development process of current real estate industry problems in reason problems and development direction in the future. For the capital to restrict the development of this problem, the classification of the current real estate industry financing channels, and summarized Summary, combined with the analysis of the advantages and disadvantages of the developed countries industrial real estate financing channels as well as China's real estate industry development in the process of case analysis, how China's industrial real estate developers to choose the appropriate financing channels for their own development and puts forward the future development process. Different types of developers should actively expand financing channels for comprehensive, appropriate choice of the future development trend on based on carefully explore their own characteristics and development orientation of the enterprise financing channels.
