【摘要】：城市生活質量問題既是重要的實踐課題，也是重要的理論命題。隨著城市化進程的加快，城市化雖然給人們生活上的便利，但也帶來了諸多如人口擁堵、環(huán)境污染等城市問題。如何正確地認識、科學地評估、有效地提升城市居民的生活質量就日益成為重要而迫切的理論問題和現(xiàn)實課題。 本文在前人研究基礎上，系統(tǒng)梳理了生活質量的理論基礎和現(xiàn)實背景，本文采用羅巴克的理論模型，即在一個開放的城市體系中，勞動力和土地能夠同時實現(xiàn)均衡。在這種均衡的狀態(tài)下，一個城市的地租的溢價，體現(xiàn)了其生產力水平（通常用工資反映）溢價和城市生活質量（或稱宜居程度）的溢價。本文通過在勞動力市場和住房市場中建立住宅與工資的hedonic模型得到城市生活質量影響因素的特征價格，并運用特征價格對廣東省城市生活質量進行評價。本文分為四部分。第一部分為第一章，簡述了研究的背景與研究的總體框架；第二部分為第二章，對國內外城市生活質量的文獻綜述，為本文的研究提供理論基礎。第三部分為第三到六章，主要是對廣東省城市生活質量的實證研究，通過住宅與工資的hedonic模型測量生活質量宜居性因素的特征價格，，對廣東省各地級市的生活質量進行評價；第四部分為第七章，主要對研究結論進行歸納和政策分析。文章的主要結論如下:對廣東省城市生活質量的影響因素中，自然與生態(tài)環(huán)境對城市生活質量的影響較小，基礎設施和社會服務對城市生活質量的影響程度較大。珠三角地區(qū)的城市生活質量普遍高于其他地區(qū)。
[Abstract]:The quality of life in cities is not only an important practical subject, but also an important theoretical proposition. With the acceleration of urbanization, urbanization has brought many urban problems, such as population congestion, environmental pollution and so on, although it is convenient for people to live in. How to correctly understand, scientifically evaluate and effectively improve the quality of life of urban residents has become an important and urgent theoretical and practical problem. On the basis of previous studies, this paper systematically combs the theoretical basis and practical background of quality of life. In this paper, Roebuck's theoretical model is adopted, that is, in an open urban system, labor force and land can achieve equilibrium at the same time. In this equilibrium state, the premium of a city's land rent reflects the premium of its productivity level (usually reflected in wages) and the quality of life in the city (or liveable degree). Based on the hedonic model of housing and wages in the labor market and housing market, this paper obtains the characteristic price of the influencing factors of urban quality of life, and evaluates the quality of life in Guangdong province by using the characteristic price. This paper is divided into four parts. The first part is the first chapter, which describes the background of the research and the overall framework of the study, the second chapter is the second chapter, the quality of life of domestic and foreign literature review, for this study provides a theoretical basis. The third part is the third to sixth chapters, mainly the empirical study on the quality of life in Guangdong Province, through the hedonic model of housing and wages to measure the characteristic price of livable factors of quality of life, to evaluate the quality of life of each prefectural city in Guangdong Province; The fourth part is the seventh chapter, mainly summarizes the research conclusion and policy analysis. The main conclusions are as follows: among the factors affecting the quality of life in Guangdong Province, the impact of natural and ecological environment on the quality of urban life is small, and the influence of infrastructure and social services on the quality of urban life is greater. The quality of urban life in the Pearl River Delta is generally higher than that in other regions.
