住房價格波動對自有住房家庭消費(fèi)的區(qū)域異質(zhì)性影響研究

【摘要】:為了解決八大類消費(fèi)品價格數(shù)據(jù)不易得到的難題,本文構(gòu)建投入產(chǎn)出價格模型,分別經(jīng)驗研究25個省(自治區(qū)和直轄市)住房價格同時變動不同幅度對八大類消費(fèi)品價格的影響。25個省(自治區(qū)和直轄市)消費(fèi)品價格變動幅度結(jié)果即為QUAIDS模型中的消費(fèi)品價格變量。然后,本文采用CFPS2010數(shù)據(jù),在QUAIDS模型中加入反映家庭所在地區(qū)的人口特征變量,研究住房價格波動對自有住房家庭消費(fèi)的區(qū)域異質(zhì)性影響。研究結(jié)果表明住房價格波動對自有住房家庭生存型消費(fèi)需求區(qū)域異質(zhì)性影響的財富效應(yīng)顯著,而對享受型和發(fā)展型消費(fèi)需求區(qū)域異質(zhì)性影響的擠出效應(yīng)顯著。在此基礎(chǔ)上,本文進(jìn)一步運(yùn)用補(bǔ)償變動研究住房價格波動對自有住房家庭福利的區(qū)域異質(zhì)性影響。研究結(jié)果表明為了提高自有住房家庭的生活質(zhì)量和促進(jìn)社會的和諧穩(wěn)定,政府應(yīng)該把穩(wěn)定東部地區(qū)住房價格放在首位。且當(dāng)遇到如何優(yōu)化家庭消費(fèi)結(jié)構(gòu)問題時,政府應(yīng)該根據(jù)地區(qū)差異劃分市場。
[Abstract]:In order to solve the problem that the price data of eight categories of consumer goods are difficult to obtain, this paper constructs an input-output price model. The effects of different ranges of housing prices in 25 provinces (autonomous regions and municipalities directly under the Central Government) on the prices of eight categories of consumer goods were studied empirically. The results of the price changes of consumer goods in 25 provinces (autonomous regions and municipalities directly under the Central Government) are called QUAIDS model. Then, In this paper, the CFPS2010 data are used to add the population characteristic variables to the QUAIDS model, which reflect the region where the family is located. The results show that the impact of housing price fluctuation on the regional heterogeneity of residential household subsistence consumption demand is significant. However, the extrusion effect on the regional heterogeneity of consumption demand of enjoyment type and development type is significant. This paper further studies the regional heterogeneity effect of housing price fluctuation on the welfare of owner-housing families by means of compensation changes. The results show that in order to improve the quality of life of owner-housing families and promote social harmony and stability, The government should give priority to stabilizing housing prices in the east, and when faced with the problem of how to optimize household consumption structure, the government should divide the market according to regional differences.
