房地產(chǎn)業(yè)與旅游業(yè)關(guān)聯(lián)度及省域差異研究

【摘要】:旅游地產(chǎn)是在特定的土地上開(kāi)發(fā)的,與某一類旅游區(qū)域在內(nèi)外空間方面和主題內(nèi)涵方面具有明確關(guān)聯(lián)性的地產(chǎn)項(xiàng)目。目前學(xué)術(shù)界對(duì)于旅游地產(chǎn)的研究成果不斷出現(xiàn),主要集中在旅游地產(chǎn)的概念、內(nèi)涵、開(kāi)發(fā)模式等相關(guān)研究領(lǐng)域。從目前的研究現(xiàn)狀來(lái)看,旅游地產(chǎn)研究處于起步和引入的階段,僅僅將旅游地產(chǎn)視為“房地產(chǎn)業(yè)”與“旅游業(yè)”的簡(jiǎn)單結(jié)合,并未對(duì)旅游地產(chǎn)的產(chǎn)業(yè)屬性做更深入研究,未能解決的一個(gè)關(guān)鍵問(wèn)題是:房地產(chǎn)業(yè)與旅游業(yè)的產(chǎn)業(yè)關(guān)聯(lián)性如何。 本文以“房地產(chǎn)業(yè)與旅游業(yè)的產(chǎn)業(yè)關(guān)聯(lián)性”為研究問(wèn)題,首先利用統(tǒng)計(jì)分析的方法,采用協(xié)整、平穩(wěn)、格蘭杰檢驗(yàn)等計(jì)量方法,探索我國(guó)房地產(chǎn)業(yè)與旅游業(yè)的關(guān)系。其次,利用省域數(shù)據(jù),,采用計(jì)量、統(tǒng)計(jì)、時(shí)序加權(quán)模型等方法,定量論證旅游業(yè)對(duì)于省域房地產(chǎn)業(yè)發(fā)展的促進(jìn)作用差異。然后,采用案例研究的方法,以大理市旅游地產(chǎn)的發(fā)展現(xiàn)狀為例,探索房地產(chǎn)業(yè)與旅游業(yè)在旅游城市相互作用的規(guī)律。本文的研究主要包括兩個(gè)部分:首先是利用宏觀數(shù)據(jù),從時(shí)間維度與宏觀角度展開(kāi),研究房地產(chǎn)業(yè)與旅游業(yè)的產(chǎn)業(yè)關(guān)聯(lián)性,以期從產(chǎn)業(yè)關(guān)聯(lián)的角度,描述兩者同步發(fā)展的現(xiàn)象,把握兩者協(xié)同發(fā)展的規(guī)律;然后是構(gòu)建旅游產(chǎn)業(yè)-房地產(chǎn)業(yè)促進(jìn)系數(shù),對(duì)旅游業(yè)對(duì)于房地產(chǎn)業(yè)促進(jìn)作用的省域差異進(jìn)行具體研究。本文得出的結(jié)論包括:長(zhǎng)期來(lái)看,我國(guó)房地產(chǎn)與旅游產(chǎn)業(yè)存在著較為穩(wěn)定的均衡關(guān)系;我國(guó)房地產(chǎn)業(yè)與旅游產(chǎn)業(yè)的邏輯關(guān)系為相互促進(jìn),具有較強(qiáng)的正向產(chǎn)業(yè)關(guān)系;各個(gè)省域的產(chǎn)業(yè)關(guān)聯(lián)系數(shù)存在著明顯的差異,數(shù)值介于0.01至0.39之間;從變異系數(shù)來(lái)看,我國(guó)各個(gè)省域旅游產(chǎn)業(yè)對(duì)房地產(chǎn)業(yè)的促進(jìn)作用呈兩極分化趨勢(shì);從各個(gè)年度各個(gè)省域關(guān)聯(lián)系數(shù)的動(dòng)態(tài)綜合評(píng)價(jià)數(shù)值來(lái)看,各個(gè)省域的綜合指數(shù)值差異較大;從聚類結(jié)果來(lái)看,西部不發(fā)達(dá)地區(qū)的產(chǎn)業(yè)促進(jìn)作用最大,中部次之,東部沿海經(jīng)濟(jì)較為發(fā)達(dá)地區(qū)的產(chǎn)業(yè)促進(jìn)作用最低。
[Abstract]:Tourist property is developed on specific land. With a certain type of tourism area in terms of internal and external space and theme connotation has a clear correlation of real estate projects. At present, the academic community for tourism real estate research results continue to appear, mainly focused on the concept of tourism real estate. From the current research situation, the tourism real estate research is at the beginning and the introduction stage, only regards the tourism real estate as the simple combination of "real estate" and "tourism". The key problem that has not been solved is how the relationship between the real estate industry and the tourism industry is concerned. In this paper, "the relationship between real estate and tourism industry" as a research problem, first of all, using the statistical analysis method, using cointegration, stability, Granger test and other measurement methods. Explore the relationship between real estate and tourism in China. Secondly, using provincial data, the use of measurement, statistics, time series weighting model and other methods. Quantitative analysis of tourism to promote the development of the real estate industry in different provinces. Then, using the method of case study, take Dali as an example of the development of tourism real estate. Explore the interaction of real estate and tourism in tourist cities. This paper mainly includes two parts: first, using macro data, from the time dimension and macro perspective. This paper studies the relationship between real estate industry and tourism industry in order to describe the phenomenon of their synchronous development from the angle of industry connection and grasp the law of their coordinated development. Then it constructs the tourism industry-real estate promotion coefficient, and makes a specific study on the provincial differences of tourism promotion to the real estate industry. The conclusion of this paper includes: in the long run. There is a relatively stable equilibrium relationship between real estate and tourism industry in China. The logical relationship between China's real estate industry and tourism industry is mutually reinforcing and has a strong positive industrial relationship. There are obvious differences in the industrial correlation coefficient between 0. 01 and 0. 39 in each province. From the perspective of coefficient of variation, the promotion effect of tourism industry on real estate industry in various provinces of China shows a trend of polarization; From the dynamic comprehensive evaluation value of the correlation coefficient of each province in each year, the comprehensive index value of each province is quite different. According to the clustering results, the industrial promotion in the western underdeveloped areas is the largest, followed by the central region, and the industrial promotion role is the lowest in the more developed areas of the eastern coastal economy.
