【摘要】:PG集團(tuán)多元化經(jīng)營(yíng),主要從事地產(chǎn)開(kāi)發(fā)及房地產(chǎn)基金業(yè)務(wù)。本商業(yè)計(jì)劃書(shū)是有關(guān)PG投資集團(tuán)意向承接的環(huán)渤海經(jīng)濟(jì)圈外的第一個(gè)項(xiàng)目。NJ花園商住地產(chǎn)項(xiàng)目的可行性研究報(bào)告,包括項(xiàng)目的環(huán)境分析、市場(chǎng)定位、產(chǎn)品定位、價(jià)格定位、開(kāi)發(fā)計(jì)劃、成本限額、推盤計(jì)劃、風(fēng)險(xiǎn)控制等分析結(jié)果。研究目標(biāo)一方面為相關(guān)債權(quán)人提供項(xiàng)目投資信息,保障項(xiàng)目資金籌集;另一方面為投資方項(xiàng)目開(kāi)發(fā)提供可靠的決策依據(jù)。 本商業(yè)計(jì)劃書(shū)首先介紹了項(xiàng)目拓展的歷史背景和動(dòng)因,隨后闡述了開(kāi)發(fā)方案:PG公司將通過(guò)股權(quán)受讓方式獲得“NJ花園”商住項(xiàng)目開(kāi)發(fā)權(quán),通過(guò)周密調(diào)研,充分挖掘項(xiàng)目特點(diǎn),賦予其文化內(nèi)涵,打造都市綠色、休閑生活。 運(yùn)用“五力競(jìng)爭(zhēng)模型分析法”和“SWOT分析法”,對(duì)項(xiàng)目的競(jìng)爭(zhēng)環(huán)境作了詳細(xì)分析和比較,認(rèn)為項(xiàng)目區(qū)位優(yōu)勢(shì)、環(huán)境優(yōu)勢(shì)、集聚優(yōu)勢(shì)突出。盡管存在潛在進(jìn)入者及現(xiàn)有競(jìng)爭(zhēng)對(duì)手威脅及價(jià)格競(jìng)爭(zhēng),但該區(qū)域目前房地產(chǎn)供不應(yīng)求。通過(guò)差異化策略可回避同質(zhì)化競(jìng)爭(zhēng),揚(yáng)長(zhǎng)避短,獨(dú)辟蹊徑,實(shí)現(xiàn)預(yù)期目標(biāo)。 項(xiàng)目總投入68443萬(wàn)元(除所得稅外),其中投資方自籌25000萬(wàn)元,銀行融資30000萬(wàn)元,銷售資金返投13500萬(wàn)元。股權(quán)投資凈現(xiàn)金流25065(84065-59000)萬(wàn)元為正,股權(quán)投資財(cái)務(wù)凈現(xiàn)值10237(69237-59000)萬(wàn)元大于零,投資回收期14個(gè)月,,項(xiàng)目可行。 敏感性分析顯示,價(jià)格是影響項(xiàng)目收益的重要財(cái)務(wù)因素,與投入相比,價(jià)格因素更敏感。通過(guò)對(duì)政策風(fēng)險(xiǎn)、管理風(fēng)險(xiǎn)和市場(chǎng)風(fēng)險(xiǎn)采取相應(yīng)對(duì)策,項(xiàng)目風(fēng)險(xiǎn)可控的。 通過(guò)分析認(rèn)為:“NJ花園”項(xiàng)目具有收益較高、開(kāi)發(fā)周期短、風(fēng)險(xiǎn)可控等優(yōu)勢(shì),符合集團(tuán)“短平快”項(xiàng)目要求,項(xiàng)目可行。
[Abstract]:PG Group diversifies, mainly engaged in real estate development and real estate fund business. This business plan is a feasibility study report on the first project outside the Bohai Economic Circle, outside the Bohai Economic Circle, which PG Investment Group intends to undertake. Including environmental analysis, market positioning, product positioning, price positioning, development plan, cost limitation, push plan, risk control, etc. On the one hand, the research objective is to provide project investment information for relevant creditors. Guarantee project financing; on the other hand, provide reliable decision-making basis for investor project development. This business plan first introduces the historical background and motivation of project expansion, and then expounds the development scheme: PG company will obtain the "NJ Garden" commercial and residential project development right through equity transfer, and fully excavate the characteristics of the project through thorough investigation. Endow its cultural connotation, create urban green, leisure life. This paper makes a detailed analysis and comparison of the competitive environment of the project by using the "five forces competition model analysis method" and "SWOT analysis method", and thinks that the project location advantage, the environmental advantage, the project location superiority, the environment superiority, The agglomeration advantage is outstanding. Although there are threats from potential entrants and existing competitors and price competition, the current supply of real estate in this region is short of supply. Achieve the desired goal. The total investment of the project is 684.43 million yuan (in addition to income tax, 250 million yuan for investors, 300 million yuan for bank financing, 135 million yuan for back investment of sales funds, 25065% net cash flow of equity investment, 84065-59000 yuan) of which is positive, and the financial net present value of equity investment is 10237,69237-59 million yuan. The investment payback period is 14 months and the project is feasible. Sensitivity analysis shows that price is an important financial factor affecting project income. Compared with input, price factor is more sensitive. Through adopting corresponding countermeasures to policy risk, management risk and market risk, project risk can be controlled. Through the analysis, it is concluded that the NJ Garden project has the advantages of high income, short development period, controllable risk and so on, which meets the requirements of the group's "short, flat, fast" project and is feasible.
