青島市嶗山區(qū)午山社區(qū)改造項目經(jīng)濟(jì)效益分析與評價

【摘要】:改革開放以來,我國房地產(chǎn)業(yè)發(fā)展迅速,有力地推動了城鄉(xiāng)建設(shè)飛速發(fā)展,城市面貌發(fā)生了翻天覆地的變化,人民群眾的居住條件日益改善。青島市的城市建設(shè)也有了迅速發(fā)展,城市面貌日新月異,城市的基礎(chǔ)設(shè)施建設(shè)和居民生活水平穩(wěn)步提高。本文的主要目的是對青島午山社區(qū)改造項目進(jìn)行經(jīng)濟(jì)效益評價,為青島基礎(chǔ)設(shè)施和居民生活的發(fā)展提出合理性的建議。本文以青島午山社區(qū)改造項目經(jīng)濟(jì)效益評價為主線,對項目財務(wù)和國民經(jīng)濟(jì)兩個方面進(jìn)行了分析評價。在國民經(jīng)濟(jì)評價過程中,由于項目產(chǎn)生的社會經(jīng)濟(jì)效益具有不可量化的特性,故提出了適用于青島午山社區(qū)改造項目社會經(jīng)濟(jì)效益評價的指標(biāo)。在本文研究過程中,主要運用了成本效益分析法、層次分析法和模糊評價法,對該項目經(jīng)濟(jì)效益評價進(jìn)行了科學(xué)合理評價,為城鄉(xiāng)建設(shè)項目的經(jīng)濟(jì)效益提供了一套較為科學(xué)的體系方法。首先分析了房地產(chǎn)行業(yè)的發(fā)展趨勢,對房地產(chǎn)行業(yè)和舊區(qū)改造項目背景及市場需求進(jìn)行了分析,確定項目的研究價值。其次對青島午山社區(qū)改造項目進(jìn)行了財務(wù)評價和國民經(jīng)濟(jì)評價,主要運用了成本效益分析法,通過項目建設(shè)中各項成本和產(chǎn)生的各項效益進(jìn)行對比,得出青島午山社區(qū)改造項目在財務(wù)上和國民經(jīng)濟(jì)上是可行的,具有較高的經(jīng)濟(jì)盈利性。最后,結(jié)合經(jīng)濟(jì)效益評價的理論知識,對青島午山社區(qū)改造項目定性指標(biāo),即社會經(jīng)濟(jì)效益,通過采用AHP-模糊評價法構(gòu)建項目社會經(jīng)濟(jì)效益評價指標(biāo)體系;結(jié)合項目實際情況,根據(jù)每項指標(biāo)的權(quán)重和評測得分,計算出項目社會經(jīng)濟(jì)效益綜合評價值為81.3731,表明評價結(jié)果屬于較好的范圍,說明青島午山社區(qū)改造項目,能夠取得較好的社會經(jīng)濟(jì)效益。
[Abstract]:Since the reform and opening up, the real estate industry of our country has developed rapidly, which has promoted the rapid development of urban and rural construction, the urban appearance has undergone earth-shaking changes, and the living conditions of the people have been improved day by day. The urban construction of Qingdao has also developed rapidly, the appearance of the city has changed with each passing day, the infrastructure construction of the city and the living standard of the residents have been steadily improved. The main purpose of this paper is to evaluate the economic benefits of the Wushan community reconstruction project in Qingdao, and put forward reasonable suggestions for the development of Qingdao infrastructure and residents' life. Based on the evaluation of the economic benefits of the Wushan community reconstruction project in Qingdao, this paper analyzes and evaluates the financial and national economy of the project. In the process of national economic evaluation, because the social and economic benefits produced by the project are not quantifiable, the indexes suitable for the evaluation of social and economic benefits of the community reconstruction project in Wushan of Qingdao are put forward. In the course of this study, the cost benefit analysis method, the analytic hierarchy process and the fuzzy evaluation method are mainly used to evaluate the economic benefit of the project scientifically and reasonably. It provides a scientific system method for the economic benefit of urban and rural construction projects. Firstly, the development trend of the real estate industry is analyzed, and the background and market demand of the real estate industry and the reconstruction project of the old district are analyzed, and the research value of the project is determined. Secondly, the financial evaluation and national economic evaluation of the Wushan community reconstruction project in Qingdao are carried out. The cost-benefit analysis method is mainly used to compare the various costs and benefits generated in the construction of the project. It is concluded that Qingdao Wushan community reconstruction project is feasible in finance and national economy and has high economic profitability. Finally, combining with the theoretical knowledge of economic benefit evaluation, the qualitative index of community transformation project in Wushan city of Qingdao, namely social economic benefit, is constructed by adopting AHP- fuzzy evaluation method, the evaluation index system of social and economic benefit of the project is constructed by using the fuzzy evaluation method of AHP-, and the actual situation of the project is combined. According to the weight of each index and the evaluation score, the comprehensive evaluation value of social and economic benefits of the project is calculated to be 81.3731, which indicates that the evaluation result belongs to a better range, indicating that the project of community transformation in Wushan Mountain, Qingdao, can obtain better social and economic benefits.
