【摘要】：隨著我國(guó)經(jīng)濟(jì)的持續(xù)、健康發(fā)展,房地產(chǎn)業(yè)己成為國(guó)民經(jīng)濟(jì)的一個(gè)重要組成部分。在國(guó)內(nèi)外交流中,先進(jìn)的項(xiàng)目管理理論、方法在房地產(chǎn)行業(yè)的實(shí)施、應(yīng)用為房地產(chǎn)開發(fā)商在市場(chǎng)日趨激烈的競(jìng)爭(zhēng)中穩(wěn)定、健康發(fā)展奠定了良好的基礎(chǔ),起到了關(guān)鍵性的作用。A房地產(chǎn)公司是山東省一民營(yíng)性質(zhì)的中小型房地產(chǎn)企業(yè),在以前的經(jīng)營(yíng)過程中取得了一定的經(jīng)營(yíng)業(yè)績(jī),但在競(jìng)爭(zhēng)激烈的房地產(chǎn)行業(yè)中,A公司在地產(chǎn)項(xiàng)目經(jīng)營(yíng)管理中出現(xiàn)了很多問題,結(jié)合A公司項(xiàng)目實(shí)際分析了其存在的問題,針對(duì)問題,結(jié)合公司的實(shí)際情況,提出在A公司地產(chǎn)項(xiàng)目管理中引入項(xiàng)目管理成熟度模型(OPM3),構(gòu)建了適用于A公司的成熟度管理模型評(píng)價(jià)指標(biāo)并利用該模式對(duì)公司的經(jīng)營(yíng)進(jìn)行了評(píng)價(jià),指出了問題所在,提出了A房地產(chǎn)公司應(yīng)用這一項(xiàng)目管理技巧的對(duì)策及建議。
[Abstract]:With the sustained and healthy development of China's economy, the real estate industry has become an important part of the national economy. In the exchange at home and abroad, advanced project management theory and methods in the real estate industry, the application of real estate developers in the increasingly fierce competition in the market stability, healthy development laid a good foundation, Play a key role. A real estate company is a private nature of small and medium-sized real estate enterprises in Shandong Province, in the previous business process has made certain business performance, However, in the highly competitive real estate industry, there are many problems in the management of real estate projects. Combined with the actual project of A company, this paper analyzes the existing problems, aiming at the problems and combining the actual situation of the company. This paper proposes to introduce the project management maturity model (OPM3) into the real estate project management of company A, constructs the evaluation index of the maturity management model suitable for A company, and evaluates the management of the company by using this model, and points out the problem. Put forward A real estate company application of this project management skills countermeasures and suggestions.
