住房特征價格指數(shù)的編制

【摘要】:近年我國房價格指數(shù)受到廣泛關(guān)注,不同機構(gòu)發(fā)布的數(shù)據(jù)差異較大,且都存在價格不能充分體現(xiàn)房屋品質(zhì)差異的問題,特征價格指數(shù)則能較好地克服這一缺點。因此,對住房特征價格指數(shù)編制方法的研究十分必要。文章以廣州市為例,利用新建商品住宅網(wǎng)簽交易數(shù)據(jù),采用回歸分析等方法建立住宅特征價格模型,探討特征價格法在房價指數(shù)編制中的應(yīng)用。
[Abstract]:In recent years, China's housing price index has received extensive attention. The data released by different organizations are quite different, and all of them have the problem that the price can not fully reflect the difference of house quality. The characteristic price index can overcome this shortcoming better. Therefore, it is necessary to study the compilation method of housing characteristic price index. This paper takes Guangzhou as an example, uses the transaction data of newly built commercial housing network, establishes the housing characteristic price model by means of regression analysis, and probes into the application of the characteristic price method in the compilation of house price index.
