【摘要】：隨著我國社會經濟的不斷深化發(fā)展,房地產業(yè)作為國民經濟的一項重要支柱產業(yè),其迅猛發(fā)展已經直接關系到整個國民經濟體系的動態(tài)升級。與傳統(tǒng)住宅生產經營模式相比較,住宅產業(yè)化把住宅視為最終生產目標,在投資、設計、施工和維修養(yǎng)護等整個環(huán)節(jié)應用一體化的經營模式,協(xié)調組合各部分生產要素,使構配件在滿足質量要求的同時,生產現場操作簡化、施工現場濕作業(yè)減少、工作環(huán)境大幅改善,進而改進勞動生產效率、降低勞動強度并使資源配置最優(yōu)化。現階段,我國正步入城鎮(zhèn)化和工業(yè)化快速發(fā)展的重要時期。在這一時期存在著許多的挑戰(zhàn),如人們對保護資源環(huán)境及節(jié)能環(huán)保的意識不斷加強、對住宅質量功能的要求不斷提高,由“劉易斯現象”導致勞動力資源短缺及成本上漲等系列問題,都促使住宅建設模式向住宅產業(yè)化轉換成為歷史的必然趨勢。住宅產業(yè)化能夠提高資源利用率和整體生產效率,適應綠色低碳建筑趨勢,在住宅產業(yè)發(fā)展方面具有重要的長遠與現實意義。 本文從世界發(fā)達國家住宅產業(yè)化發(fā)展歷程研究入手,將發(fā)達國家與國內住宅產業(yè)化發(fā)展的現狀進行對比,揭示各地區(qū)住宅產業(yè)化的特點并進行分類,歸納總結了住宅產業(yè)化推廣的主要影響因素及其發(fā)展趨勢。借助經濟學的基本原理和方法分析了產業(yè)化住宅的社會效益和經濟效益,通過香港產業(yè)化住宅的社會效益和預制內隔墻板直接成本分析兩個實例進行了產業(yè)化住宅部品經濟評價,并嘗試用住宅產業(yè)化在重慶推廣進行可行性分析。同時,本文還將供應鏈管理理念引入住宅產業(yè)化中,對比住宅產業(yè)化供應鏈管理與傳統(tǒng)的住宅生產方式的特點,在此基礎上得出住宅產業(yè)化供應鏈可采取的合理形式和內容。最后針對目前住宅產業(yè)化技術發(fā)展的存在的問題和瓶頸,從政府、企業(yè)、消費者三者的角度提出推動住宅產業(yè)化技術的在我國的推廣應用的建議和策略。
[Abstract]:With the deepening development of our country's social economy, the real estate industry, as an important pillar industry of the national economy, has been directly related to the dynamic upgrading of the whole national economic system. Compared with the traditional housing production and management mode, housing industrialization regards housing as the final production goal, and applies the integrated management mode in the whole link of investment, design, construction and maintenance, and coordinates and assembles all parts of production factors. At the same time, the production site operation is simplified, the construction site wet operation is reduced, the working environment is greatly improved, and the labor production efficiency is improved, the labor intensity is reduced and the resource allocation is optimized. At present, our country is stepping into the important period of rapid development of urbanization and industrialization. During this period, there are many challenges, such as the increasing awareness of protecting resources and environment and energy saving and environmental protection, and the increasing demand for the quality and function of housing. A series of problems caused by "Lewis phenomenon", such as the shortage of labor resources and the rising of cost, all promote the transformation of housing construction model to housing industrialization, which is an inevitable trend in history. Housing industrialization can improve the utilization rate of resources and overall production efficiency, adapt to the trend of green low-carbon building, and has important long-term and practical significance in the development of housing industry. This paper begins with the research on the development course of housing industrialization in developed countries, compares the present situation between developed countries and domestic housing industrialization, and reveals the characteristics and classification of housing industrialization in various regions. The main influencing factors and developing trend of housing industrialization promotion are summarized. With the help of the basic principles and methods of economics, the social and economic benefits of industrialized housing are analyzed. Through the analysis of social benefit and direct cost analysis of prefabricated inner partition board of industrialized housing in Hong Kong, the economic evaluation of the part of industrial residence in Hong Kong is carried out, and the feasibility analysis of popularizing housing industrialization in Chongqing is attempted. At the same time, this paper also introduces the concept of supply chain management into housing industrialization, compares the characteristics of housing industrialization supply chain management with the traditional housing production mode, and on this basis obtains the reasonable form and content of housing industrialization supply chain. Finally, in view of the existing problems and bottlenecks in the development of housing industrialization technology, this paper puts forward some suggestions and strategies to promote the popularization and application of housing industrialization technology in our country from the angles of government, enterprise and consumer.
