【摘要】:經(jīng)過二十多年的發(fā)展,房地產(chǎn)行業(yè)已經(jīng)成為經(jīng)濟(jì)繁榮、國家民生的支柱產(chǎn)業(yè)之一,房地產(chǎn)市場和住房制度改革也逐步完善和規(guī)范,由于房地產(chǎn)投資項(xiàng)目有資金需求大、建設(shè)周期長、牽涉面廣及易受國家政策法規(guī)、經(jīng)濟(jì)形勢(shì)、市場需求等諸多因素影響的特點(diǎn),導(dǎo)致房地產(chǎn)項(xiàng)目經(jīng)營開發(fā)面臨諸多風(fēng)險(xiǎn),靠盲目投資、投機(jī)行為是不可能達(dá)到預(yù)期經(jīng)濟(jì)效益的,特別是近幾年,國家對(duì)房地產(chǎn)行業(yè)的宏觀調(diào)控政策頻出,深圳又作為一線城市,是國家宏觀調(diào)控的重點(diǎn)區(qū)域,要保證項(xiàng)目的成功開發(fā)和經(jīng)濟(jì)效益,就必須進(jìn)行項(xiàng)目可行性研究,采用科學(xué)有效的投資決策方法,,對(duì)其經(jīng)濟(jì)、環(huán)境等相關(guān)測(cè)算指標(biāo)有效控制,提高項(xiàng)目操作的成功率。 MD住宅項(xiàng)目(以下簡稱本項(xiàng)目)是深圳市寶安區(qū)政府重點(diǎn)規(guī)劃建設(shè)的房地產(chǎn)開發(fā)項(xiàng)目,面對(duì)市場競爭愈加激烈的環(huán)境,要實(shí)現(xiàn)項(xiàng)目的成功開發(fā),科學(xué)準(zhǔn)確的項(xiàng)目可行性分析起著決定性的作用。本文首先闡述論文選題的背景與意義,進(jìn)行房地產(chǎn)項(xiàng)目可行性研究國內(nèi)外綜述,提煉本文的研究思路、方法、創(chuàng)新點(diǎn);其次重點(diǎn)介紹房地產(chǎn)項(xiàng)目可行性研究理論基礎(chǔ),包括概念、原則、內(nèi)容、步驟及風(fēng)險(xiǎn)管理理論;第三是運(yùn)用房地產(chǎn)項(xiàng)目可行性研究理論基礎(chǔ),通過對(duì)本項(xiàng)目進(jìn)行SWOT市場分析,得出項(xiàng)目定位結(jié)論;第四是根據(jù)對(duì)本項(xiàng)目SWOT市場分析結(jié)論,提出開發(fā)建設(shè)方案建議,包括項(xiàng)目總體規(guī)劃、景觀規(guī)劃、配套設(shè)施、開發(fā)經(jīng)營及建設(shè)進(jìn)度等方面;最后根據(jù)房地產(chǎn)項(xiàng)目方案階段“高估成本、低估收益”的成本估算原則,對(duì)項(xiàng)目總投資、銷售收入進(jìn)行估算,得出本項(xiàng)目可行性研究相關(guān)結(jié)論,為項(xiàng)目投資決策提供依據(jù)。 本文運(yùn)用SWOT市場分析方法,從宏觀和微觀相結(jié)合的視角,分析該區(qū)域的房地產(chǎn)市場供應(yīng)狀況,提出本項(xiàng)目的市場定位、客戶定位、價(jià)格定位以及潛在市場風(fēng)險(xiǎn)因素。同時(shí)重點(diǎn)引用房地產(chǎn)項(xiàng)目前期成本測(cè)算與收入預(yù)測(cè)方法,結(jié)合深圳市政府相關(guān)部門下發(fā)的最新法律法規(guī)、稅費(fèi)條例進(jìn)行詳細(xì)分析計(jì)算,對(duì)本項(xiàng)目進(jìn)行系統(tǒng)性研究與分析,計(jì)算得出相應(yīng)測(cè)算數(shù)據(jù)與經(jīng)濟(jì)指標(biāo),為房地產(chǎn)開發(fā)商提供決策支持。
[Abstract]:After more than 20 years of development , the real estate industry has become one of the pillar industries of economic prosperity and the nation ' s livelihood .

The MD residential project ( hereinafter referred to as the Project ) is the real estate development project of the key planning and construction of the government in Baoan District of Shenzhen . In the face of the increasingly competitive environment of the market competition , it plays a decisive role in the successful development of the project and the feasibility analysis of the scientific and accurate project .
Secondly , it focuses on the theoretical foundation of the feasibility study of real estate project , including concept , principle , content , step and risk management theory .
Thirdly , based on the feasibility study theory of real estate project , the SWOT analysis of the project is carried out to get the conclusion of project positioning ;
Fourthly , according to the conclusion of SWOT analysis of the project , the paper puts forward the suggestions for the development and construction scheme , including the overall planning , landscape planning , supporting facilities , development and operation and construction progress .
Finally , according to the appraisal principle of the cost estimation of the real estate project , the estimation of the total investment and sales income of the project is carried out , and the conclusion of the feasibility study of the project is drawn , which provides the basis for the project investment decision - making .

Based on the combination of macro and micro , this paper analyzes the situation of real estate market supply in the region from the perspective of macro and micro combination , and puts forward the market positioning , customer positioning , price positioning and potential market risk factors .
