【摘要】：文章采用上海市新建住房及二手住房交易數(shù)據(jù),在特征價(jià)格模型的基礎(chǔ)上,運(yùn)用分位回歸編制住房價(jià)格指數(shù),并通過與OLS回歸結(jié)果對比,驗(yàn)證其必要性及可行性。結(jié)果發(fā)現(xiàn),不同層次的住房價(jià)格波動(dòng)存在顯著差異,房價(jià)上漲率從低端住房向高端住房遞減,低分位點(diǎn)的房價(jià)指數(shù)波動(dòng)更大。
[Abstract]:Based on the transaction data of newly built and second-hand housing in Shanghai, this paper uses quantile regression to compile the housing price index based on the characteristic price model, and verifies its necessity and feasibility by comparing with the results of OLS regression. The results show that there are significant differences between different levels of housing price fluctuation, the rise rate of house price decreases from low-end housing to high-end housing, and the price index of low-grade housing is more volatile.
