【摘要】:隨著我國(guó)住房制度全面市場(chǎng)化改革的深入,房地產(chǎn)業(yè)已經(jīng)成為了國(guó)民經(jīng)濟(jì)的重要支柱產(chǎn)業(yè)之一。伴隨著各地區(qū)、各城市房地產(chǎn)業(yè)如火如荼的發(fā)展,房地產(chǎn)價(jià)格出現(xiàn)了逐年飆升的狀況,房地產(chǎn)業(yè)發(fā)展的諸多問題也在不斷顯現(xiàn)。綜合分析目前我國(guó)房地產(chǎn)市場(chǎng)發(fā)展和房地產(chǎn)價(jià)格的整體分布狀況,發(fā)現(xiàn)東部沿海地區(qū)城市的房地產(chǎn)發(fā)展程度和房地產(chǎn)價(jià)格均明顯高于中、西部地區(qū)城市。本文正是基于前人對(duì)房地產(chǎn)價(jià)格的研究成果和我國(guó)房地產(chǎn)市場(chǎng)和價(jià)格空間分布不均衡的現(xiàn)狀,希望從影響房地產(chǎn)價(jià)格的因素出發(fā),對(duì)造成沿海和內(nèi)陸城市房地產(chǎn)價(jià)格差異的內(nèi)在原因進(jìn)行一次探索。 為了能夠達(dá)到期望的研究目標(biāo),本文進(jìn)行了四個(gè)方面的工作。首先,本文從房地產(chǎn)價(jià)格的含義與構(gòu)成、理論基礎(chǔ)和特征三個(gè)方面對(duì)房地產(chǎn)價(jià)格的相關(guān)理論進(jìn)行了概括;其次,本文將影響沿海城市房地產(chǎn)價(jià)格的因素按照經(jīng)濟(jì)、社會(huì)、政策和區(qū)位劃分為四類,并對(duì)每一類的影響因素進(jìn)行了歸納和理論分析,探討了每個(gè)影響因素與房地產(chǎn)價(jià)格之間的影響關(guān)系;再次,依據(jù)對(duì)房地產(chǎn)價(jià)格影響因素的分析,收集影響因素?cái)?shù)據(jù),同時(shí)為了保證研究的完整性,對(duì)于數(shù)據(jù)獲取困難或者難以直接量化的因素,采取了選用其他相似的因素進(jìn)行表征,在確定所需的影響因素的條件下,結(jié)合各城市統(tǒng)計(jì)年鑒獲取影響因素?cái)?shù)據(jù);最后,分別從時(shí)間和空間兩個(gè)角度對(duì)沿海和內(nèi)陸城市房地產(chǎn)價(jià)格的影響因素進(jìn)行實(shí)證對(duì)比分析,探討造成沿海和內(nèi)陸城市房地產(chǎn)價(jià)格差異的內(nèi)在原因。 得到的結(jié)果如下:從時(shí)間角度來看,以青島市和威海市為代表的沿海城市房地產(chǎn)價(jià)格的主要影響因素是海港吞吐量和人均道路面積,而武漢市和洛陽(yáng)市的房地產(chǎn)價(jià)格則主要是由房地產(chǎn)投資額、建筑成本和城市化水平三個(gè)影響因素決定的。從分析的結(jié)果來看,兩個(gè)地區(qū)房地產(chǎn)價(jià)格產(chǎn)生差異的原因主要是由于影響房地產(chǎn)價(jià)格的因素不同引起的,并且從長(zhǎng)遠(yuǎn)看,這些因素對(duì)房地產(chǎn)價(jià)格的影響會(huì)越來越大,兩者的差異也會(huì)越來越明顯。從空間角度來看,擁有海岸線長(zhǎng)度、年均空氣相對(duì)濕度、年均氣溫、年均降雨量、年均日照小時(shí)和年均最大溫差等地理位置和自然氣候條件都對(duì)房地產(chǎn)價(jià)格均具有顯著的影響,并且隨著距離海岸線的距離越來越遠(yuǎn),地區(qū)自然氣候條件越來越差,房地產(chǎn)價(jià)格也呈現(xiàn)階梯形下降的狀況。因此,從沿海和內(nèi)陸城市房地產(chǎn)總體分析來看,由于空間氣候因素不同所造成的兩者房地產(chǎn)價(jià)格差異難以避免,而由時(shí)間因素指標(biāo)不同造成的房地產(chǎn)價(jià)格差異,,卻可以通過合理的城市規(guī)劃和政府干預(yù)政策將其差距縮小。
[Abstract]:With the deepening of the comprehensive market-oriented reform of housing system in China, real estate has become one of the important pillar industries of the national economy. With the development of various regions, the real estate industry in cities is in full swing. Real estate prices have been soaring year by year, and many problems in the development of real estate are also emerging. Comprehensive analysis of the current real estate market development and the overall distribution of real estate prices. It is found that the real estate development degree and the real estate price of the eastern coastal cities are obviously higher than that of the middle. This paper is based on the previous research results of real estate prices and China's real estate market and price spatial distribution imbalance, hoping to start from the factors that affect the real estate prices. This paper explores the internal causes of the difference in real estate prices between coastal and inland cities. In order to achieve the desired research objectives, this paper carried out four aspects of the work. First, this paper from the meaning and composition of real estate prices. The theoretical basis and characteristics of the three aspects of real estate prices related theories are summarized; Secondly, the factors affecting the real estate prices in coastal cities are divided into four categories according to economic, social, policy and location, and each kind of influencing factors are summarized and analyzed theoretically. The relationship between each influencing factor and real estate price is discussed. Thirdly, according to the analysis of the influencing factors of real estate price, collect the data of the influencing factors, and in order to ensure the integrity of the research, it is difficult or difficult to directly quantify the factors of data acquisition. Other similar factors are chosen to be used to characterize them. Under the condition of determining the necessary influencing factors, the data of the influencing factors are obtained by combining the statistical yearbooks of each city. Finally, from the perspective of time and space, this paper makes an empirical comparative analysis on the influencing factors of real estate prices in coastal and inland cities, and probes into the internal causes of the difference in real estate prices between coastal and inland cities. The results are as follows: from the point of view of time, the main influencing factors of real estate prices in coastal cities, such as Qingdao and Weihai, are port throughput and road area per capita. The real estate prices in Wuhan and Luoyang are mainly determined by the real estate investment, construction cost and urbanization level. The difference in real estate prices between the two regions is mainly due to the different factors affecting real estate prices, and in the long run, these factors will have more and more impact on real estate prices. The difference between the two will be more and more obvious. From a spatial point of view, there are coastline length, average annual air relative humidity, average annual temperature, average annual rainfall. Annual sunshine hours and annual maximum temperature difference and other geographical location and natural climate conditions have a significant impact on real estate prices, and with the distance from the coastline more and more distant. Regional natural climate conditions are getting worse and worse, real estate prices also show a stepwise decline. Therefore, from the coastal and inland urban real estate overall analysis. It is difficult to avoid the difference of real estate prices caused by different spatial climatic factors, but the difference of real estate prices caused by different time factors. However, the gap can be narrowed through rational urban planning and government intervention policies.
