【摘要】:人口老齡化是世界人口的發(fā)展趨勢,也是各國所面臨的嚴峻社會問題,為解決老年人口的養(yǎng)老問題,實現老有所養(yǎng)、老有所依、老有所居,發(fā)展養(yǎng)老地產是客觀需要的。對養(yǎng)老地產市場需求進行分析,是政府制定養(yǎng)老地產業(yè)發(fā)展政策的依據,也是實現養(yǎng)老地產市場中生產、流通、消費領域正常發(fā)展的重要依據,有利于促進養(yǎng)老地產市場的持續(xù)、穩(wěn)定、健康發(fā)展。 湖北省會武漢市已經進入人口老齡化階段,隨著老齡化進程的不斷加快,老年人口數量逐年增加,各種養(yǎng)老矛盾日益尖銳,養(yǎng)老居住問題尤為突出,而養(yǎng)老模式的轉變更為養(yǎng)老地產市場的發(fā)展創(chuàng)造了條件。如何使老年人身體健康、精神愉快的居住在養(yǎng)老地產,是保證老年人生活質量與健康長壽的關鍵。老年群體的幸福感關乎其自身、家庭和整個社會的和諧發(fā)展,所以,以提升老年人幸福感為目的來發(fā)展養(yǎng)老地產意義重大。 本文通過對武漢市養(yǎng)老地產市場需求背景進行分析,論述了武漢市的人口發(fā)展狀況及老年人養(yǎng)老模式及居住現狀,指出人口老齡化對老年人養(yǎng)老居住產生的影響。在此基礎上,結合武漢市養(yǎng)老地產市場發(fā)展現狀,本文通過對幸福感內涵的分解和影響因素的設定,建立了評價武漢市主城區(qū)老年人幸福感的指標體系,從基礎設施滿意度、社會環(huán)境滿意度、經濟狀況滿意度(以上三個為物質性幸福感)、社會交往滿意度、身心健康滿意度(以上兩個為精神性幸福感)五個維度來設立具體的指標,主要采用問卷調查法收集信息,對幸福感各個維度與養(yǎng)老地產需求特征的關系,以及武漢市主城區(qū)老年人八大方面的居住需求意愿進行了詳細的統(tǒng)計和分析,進而指出武漢市主城區(qū)養(yǎng)老地產的市場需求特征——從提升老年人物質性幸福感和精神性幸福感兩個角度來談。 文章最后提出實現武漢市養(yǎng)老地產市場需求釋放的幾點策略,包括:增加市場有效供給,以有效供給帶動有效需求;制定養(yǎng)老地產發(fā)展規(guī)劃;構建多元融資給付平臺,解決養(yǎng)老地產的租購問題;發(fā)展老齡產業(yè),推進養(yǎng)老地產市場發(fā)展。
[Abstract]:Population aging is the development trend of the world's population, but also a severe social problem faced by all countries. In order to solve the problem of old-age support of the elderly population, the realization of a sense of security, the elderly have to rely on and live in old age. It is an objective need to develop the endowment real estate. The analysis of the market demand is the basis for the government to formulate the development policy of the pension real estate industry, and it is also to realize the production and circulation in the pension real estate market. The important basis for the normal development of the consumption field is conducive to the sustainable, stable and healthy development of the endowment real estate market. Wuhan, the capital of Hubei Province, has entered the stage of population aging. With the continuous acceleration of the aging process, the number of the elderly population increases year by year, and the contradictions of various old-age care become increasingly acute, especially the problem of old-age housing. The transformation of the old-age model has created conditions for the development of the real estate market for the aged. How to make the elderly people healthy and mentally happy to live in the old-age real estate. It is the key to ensure the quality of life and health and longevity of the elderly. The well-being of the elderly group is related to their own, family and the harmonious development of the whole society, so. To promote the well-being of the elderly to develop pension property is of great significance. Based on the analysis of the demand background of the old-age real estate market in Wuhan, this paper discusses the population development, the old-age pension model and the living status of the elderly in Wuhan. On this basis, combined with the current situation of the development of the real estate market for the aged in Wuhan, through the decomposition of the meaning of well-being and the setting of influencing factors. This paper establishes an index system to evaluate the well-being of the elderly in the main urban area of Wuhan, including infrastructure satisfaction, social environment satisfaction and economic satisfaction (the above three are physical well-being and social communication satisfaction. The physical and mental health satisfaction (above two are mental well-being) five dimensions to set up specific indicators, mainly by questionnaire method to collect information, the relationship between each dimension of well-being and the characteristics of pension real estate demand. As well as the main urban area of Wuhan elderly people in the eight major aspects of the residential needs of the will to carry out detailed statistics and analysis. Then it points out the market demand characteristics of the old-age real estate in the main urban area of Wuhan-from the perspective of improving the material well-being and spiritual well-being of the elderly. Finally, the paper puts forward several strategies to realize the demand release of the old-age real estate market in Wuhan, including: increasing the effective supply of the market, driving the effective demand with the effective supply; To formulate a plan for the development of old-age real estate; Construct multiple financing and payment platform to solve the problem of rent-purchase of old-age real estate; We will develop the aging industry and promote the development of the old-age real estate market.
