延吉市房地產(chǎn)市場發(fā)展現(xiàn)狀及對策研究
[Abstract]:The real estate market, as one of the important parts of our country's market system, plays an important role in the national social and economic development. Moreover, with the improvement of our country's economic development level, the steady development of the real estate market is becoming more and more important. Yanji is a fourth-tier city in the east of Jilin Province. The development course of its real estate market is similar to that of other cities in China. However, due to the influence of various factors, such as geography, culture, society and so on, Yanji City, The development of Yanji real estate market also has its own characteristics. In recent years, with the rapid development of Yanji real estate market due to the convenience of traffic conditions, the acceleration of urbanization and the export of foreign labor services, Yanji real estate market is facing a series of problems. It is of practical significance for the steady development of Yanji real estate market to study the present situation of Yanji real estate market and analyze the existing problems. Based on the analysis of the present situation of Yanji real estate market from the aspects of investment, supply and demand and price, this paper analyzes the existing problems of Yanji real estate market and the influencing factors of Yanji real estate market. Then put forward Yanji City real estate market steady development countermeasures and suggestions. First of all, in recent years, the real estate investment in Yanji has been increasing year by year, and the growth rate is relatively fast. From the view of real estate supply, the supply of commercial housing exceeds the demand, mainly because of the interest driven, the demand level is also exuberant, the transaction area and volume of commercial housing have significantly increased. At the price level, overall prices tend to continue to rise, but the average price of commercial housing is beginning to fall, while the average price of second-hand homes remains up. Secondly, the main problems in Yanji real estate market are that the relevant laws and regulations are not perfect, the intermediary, financial and legal market service systems are not perfect, the government supervision is not enough, and the secondary real estate market needs to be standardized. Five is the real estate statistical data lag, six is the housing finance lag. Thirdly, the factors affecting the development of Yanji real estate market include housing transaction intermediary, housing supply and demand relationship, government macro-control, urban supporting infrastructure and so on. Fourth, the countermeasures and suggestions for the steady development of the real estate market in Yanji are as follows: first, to perfect the real estate intermediary market, including market research, improve the service level, strengthen the propaganda, and improve the intermediary management level. Second, we should strengthen the government's macro-control and supervision, including curbing the real estate bubble, strengthening the investigation and punishment of violations of laws and regulations, strictly controlling the use and transfer of land, and establishing a regulatory system for housing transaction funds. Third, improve the real estate market laws and regulations, standardize the housing market. Fourth, strengthen the construction of basic supporting facilities. Fifth, improve the level of information management.
