【摘要】:隨著全球工業(yè)化與商業(yè)的快速發(fā)展,城市化進程進一步加劇,商務(wù)設(shè)施用房開發(fā)模式隨即而生,已經(jīng)成為現(xiàn)代化城市中主要的建筑模式。我國自從改革開放以來,國民經(jīng)濟得到了很大的提高,特別是大中城市,發(fā)展日新月異,各大城市已經(jīng)成為人口、商業(yè)、建筑高度密集的中心區(qū)域。城市人口大量聚集,這就對城市的各類功能提出了更高的要求,而為了滿足密集人口的需要,多功能商務(wù)設(shè)施用房逐漸在各大城市盛行起來。商務(wù)設(shè)施用房集辦公居住商業(yè)等多種功能于一身,并且各功能之間相互影響、相互聯(lián)系,互補互助、共同發(fā)展,已經(jīng)成為現(xiàn)代化城市中一種新型的高效率的復合型地產(chǎn)模式。現(xiàn)階段,我國的辦公企業(yè)規(guī)模多以中小企業(yè)為主,大型的企業(yè)公司相對較少,大中小企業(yè)的數(shù)量關(guān)系猶如金字塔,但是他們所擁有的建設(shè)資金與數(shù)量則是成反比,F(xiàn)代商業(yè)設(shè)施用房的建成,為大多數(shù)中小企業(yè)提供了辦公活動場所,也構(gòu)成了公共性的大規(guī)模城市商業(yè)綜合體,加之合理的組織結(jié)構(gòu)以及各單位間的相互協(xié)作,在很大程度上推進了我國中小企業(yè)的發(fā)展,并有效的降低了資源的浪費,現(xiàn)代商業(yè)綜合體已成為各大城市主要的建筑模式之一。本文以中月大廈商務(wù)設(shè)施用房工程為例,深入分析了現(xiàn)代城市商業(yè)辦公建筑形式的設(shè)計,目的是進一步改善我國大多數(shù)中小企業(yè)以及事業(yè)單位的辦公環(huán)境,并使建筑地產(chǎn)開發(fā)企業(yè)獲得更多的經(jīng)濟收益。本文內(nèi)容主要有五個部分組成,分別是:第一部分,緒論:分別闡述了課題來源、國內(nèi)外研究現(xiàn)狀、研究目的及意義、研究內(nèi)容,提出本文論點;第二部分,研究背景綜述:分別從區(qū)位、項目和上位規(guī)劃三個方面闡述了本文的研究背景;第三部分,基于商業(yè)辦公用途的建筑設(shè)計理論及方法探討:分別分析了商業(yè)辦公建筑設(shè)計理念及特點、室內(nèi)辦公布局設(shè)計理論、內(nèi)外部環(huán)境及形體設(shè)計理論、和節(jié)能環(huán)保設(shè)計理論;第四部分,中月大廈商務(wù)設(shè)施用房方案設(shè)計:分別從建筑設(shè)計、結(jié)構(gòu)設(shè)計、給排水設(shè)計、暖通設(shè)計、電氣設(shè)計和節(jié)能環(huán)保設(shè)計幾個方面提出了設(shè)計方案。第五部分,中月大廈商務(wù)設(shè)施用房設(shè)計分析:分別從地塊優(yōu)勢、市場營銷、室內(nèi)布局效果、建筑效果、建筑性能(含節(jié)能環(huán)保措施)和經(jīng)濟技術(shù)指標對杭政儲出地塊商務(wù)設(shè)施用房設(shè)計進行分析。最后,結(jié)論與展望:總結(jié)全文,展望未來。
[Abstract]:With the rapid development of global industrialization and commerce, the process of urbanization is becoming more and more serious, and the development mode of commercial facilities has become the main building mode in modern cities. Since China's reform and opening up, the national economy has been greatly improved, especially large and medium-sized cities, the rapid development of each major city has become the population, commerce, building a high density of the central region. A large number of urban population gathered, which put forward higher requirements for the various functions of the city, and in order to meet the needs of the dense population, multi-purpose business facilities gradually prevailed in the major cities. The commercial facilities house has a variety of functions such as office living business and other functions, and each function affects each other, mutual connection, mutual assistance, common development, has become a new type of high efficiency complex real estate mode in modern cities. At present, the scale of office enterprises in our country is mainly small and medium-sized enterprises, the large enterprises are relatively few, the relationship between the large and medium-sized enterprises is like a pyramid, but they have the construction funds and the quantity is inversely proportional. The construction of modern commercial facilities provides office space for most small and medium-sized enterprises, and also constitutes a public large-scale urban commercial complex, together with a reasonable organizational structure and mutual cooperation among various units. To a large extent, it has promoted the development of small and medium-sized enterprises in China, and effectively reduced the waste of resources. The modern commercial complex has become one of the main construction modes in major cities. In this paper, the design of modern urban commercial office building is deeply analyzed with the example of the commercial facilities of Zhongyue Mansion. The purpose is to further improve the office environment of most small and medium-sized enterprises and public institutions in our country. And make construction real estate development enterprises to obtain more economic benefits. The main content of this paper is composed of five parts: the first part, introduction: respectively elaborated the subject source, the domestic and foreign research present situation, the research goal and the significance, the research content, proposed this article argument; the second part, Summary of the research background: from the location, project and upper planning three aspects of the research background of this paper; the third part, The theory and method of building design based on commercial office use: the design concept and characteristics of commercial office building, interior office layout design theory, internal and external environment and shape design theory, and energy conservation and environmental protection design theory are analyzed respectively. The fourth part, the design of the commercial facilities of the Middle Moon Building: from the architectural design, structural design, water supply and drainage design, HVAC design, electrical design and energy conservation and environmental protection design several aspects of the design scheme. The fifth part, the design analysis of the commercial facilities of Zhongyue Building: from the land advantage, marketing, interior layout effect, building effect, The building performance (including energy saving and environmental protection measures) and economic and technical indexes are analyzed in the design of commercial facilities of Hangzhou government reserve land. Finally, the conclusion and outlook: summary of the full text, looking forward to the future.
