【摘要】:現(xiàn)如今,節(jié)能、環(huán)保、可持續(xù)發(fā)展已是建筑業(yè)發(fā)展的總方向,而綠色建筑的發(fā)展是時(shí)代進(jìn)步的必然趨勢(shì)。綠色建筑是指建筑從設(shè)計(jì)階段到最后報(bào)廢不能使用的全過程中都能滿足人類舒適、健康的生活條件,同時(shí)能夠與社會(huì)及環(huán)境可持續(xù)協(xié)調(diào)發(fā)展的建筑。但是如今人們對(duì)于綠色建筑的認(rèn)知還不夠,我國的技術(shù)水平還比較低,故綠色建筑在我國的發(fā)展起步比較晚,但綠色建筑的發(fā)展依舊是建筑業(yè)不可回避的使命。為了保證綠色建筑在我國的高速發(fā)展,就急需解決綠色建筑的風(fēng)險(xiǎn)管理問題。本文將綠色建筑項(xiàng)目的全壽命周期劃分為決策階段、設(shè)計(jì)階段、施工階段、試運(yùn)行階段、運(yùn)營與維護(hù)階段,研究全壽命周期中各個(gè)階段的風(fēng)險(xiǎn)因素以及其子因素,結(jié)合綠色建筑項(xiàng)目現(xiàn)在的發(fā)展現(xiàn)狀,通過對(duì)綠色建筑項(xiàng)目風(fēng)險(xiǎn)的分析,以及向多位擁有豐富經(jīng)驗(yàn)的專家進(jìn)行咨詢,并查閱了大量的相關(guān)資料的條件下,選出了綠色建筑項(xiàng)目的風(fēng)險(xiǎn)因素,如綠色建筑項(xiàng)目目標(biāo)定位不準(zhǔn)確、對(duì)綠色建筑的成本估計(jì)不足、施工企業(yè)對(duì)綠色建筑的認(rèn)識(shí)不足等18個(gè)因素,建立了綠色建筑項(xiàng)目風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系。通過運(yùn)用層次分析法和模糊綜合評(píng)價(jià)法對(duì)綠色建筑項(xiàng)目的風(fēng)險(xiǎn)因素進(jìn)行評(píng)價(jià),加深了對(duì)于綠色建筑項(xiàng)目總風(fēng)險(xiǎn)的把握,建立了綠色建筑項(xiàng)目風(fēng)險(xiǎn)評(píng)價(jià)的結(jié)構(gòu)層次,構(gòu)建了風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系。通過建立模型進(jìn)行分析,獲得綠色建筑項(xiàng)目各個(gè)風(fēng)險(xiǎn)因素的相對(duì)權(quán)重,最終得到風(fēng)險(xiǎn)評(píng)價(jià)的結(jié)果,即綠色建筑項(xiàng)目總風(fēng)險(xiǎn)相對(duì)的風(fēng)險(xiǎn)等級(jí)隸屬度。通過實(shí)證分析即通過對(duì)綠地總部1號(hào)樓項(xiàng)目進(jìn)行風(fēng)險(xiǎn)評(píng)價(jià),發(fā)現(xiàn)綠地總部1號(hào)樓項(xiàng)目的風(fēng)險(xiǎn)主要是對(duì)設(shè)備缺乏科學(xué)合理的維護(hù)造成的設(shè)備效率低下,對(duì)市場需求預(yù)測(cè)不準(zhǔn),缺乏有經(jīng)驗(yàn)的物業(yè)公司,對(duì)綠色建筑項(xiàng)目成本估計(jì)不準(zhǔn)等。采用模糊綜合評(píng)價(jià)法建立評(píng)價(jià)模型,根據(jù)風(fēng)險(xiǎn)評(píng)價(jià)模型計(jì)算得到的結(jié)果可知,項(xiàng)目總風(fēng)險(xiǎn)相對(duì)的風(fēng)險(xiǎn)等級(jí)隸屬度較低風(fēng)險(xiǎn),所以該項(xiàng)目雖然有一定的風(fēng)險(xiǎn)性,但還是可以進(jìn)行投資的。為了降低綠地總部1號(hào)樓項(xiàng)目的投資風(fēng)險(xiǎn),最后提出了一些有效措施來預(yù)防或規(guī)避主要風(fēng)險(xiǎn)因素的發(fā)生,盡量使得項(xiàng)目的損失降到最低。
[Abstract]:Nowadays, energy saving, environmental protection and sustainable development are the general direction of the development of the construction industry, and the development of the green building is the inevitable trend of the progress of the times. Green architecture is a kind of architecture that can meet the comfortable and healthy living conditions of human beings and can develop in harmony with the society and environment in the whole process from the design stage to the final scrap and cannot be used. But nowadays, the cognition of green building is not enough, the technology level of our country is still low, so the development of green building starts late in our country, but the development of green building is still an unavoidable mission of construction industry. In order to ensure the rapid development of green building in our country, it is urgent to solve the problem of risk management of green building. In this paper, the whole life cycle of green building project is divided into decision-making stage, design stage, construction stage, trial operation stage, operation and maintenance stage. Considering the present development situation of green building project, through analyzing the risk of green building project, consulting many experts with rich experience, and consulting a lot of relevant information, The risk factors of the green building project are selected, such as the inaccurate orientation of the green building project, the insufficient estimate of the cost of the green building, the lack of understanding of the green building in the construction enterprise, and so on. The risk evaluation index system of green building project is established. Through the use of AHP and fuzzy comprehensive evaluation method to evaluate the risk factors of green building project, the total risk of green building project is grasped, and the structural level of risk evaluation of green building project is established. The index system of risk evaluation is constructed. The relative weight of each risk factor of the green building project is obtained by establishing the model, and the result of risk evaluation is obtained, that is, the relative risk grade membership degree of the total risk of the green building project. Through the empirical analysis, that is, through the risk evaluation of the No. 1 Green Space headquarters Project, it is found that the risk of the No. 1 Green Space headquarters Project is mainly due to the lack of scientific and reasonable maintenance of the equipment caused by the low efficiency of the equipment, and the market demand forecast is not correct. Lack of experienced property companies, green building project cost estimates are inaccurate. The fuzzy comprehensive evaluation method is used to establish the evaluation model. According to the results obtained from the risk evaluation model, it can be seen that the total risk of the project is lower than that of the risk grade, so although the project has certain risk, But it is still possible to invest. In order to reduce the investment risk of the No.1 Building of Greenbelt headquarters, some effective measures are put forward to prevent or avoid the occurrence of the main risk factors, so as to minimize the loss of the project.
