【摘要】:城市商業(yè)中心與人口作為空間中的兩個(gè)地理事物,其分布的耦合性是商業(yè)地理學(xué)主要研究?jī)?nèi)容之一,兩者的空間分布存在著密切聯(lián)系。商業(yè)中心作為居民重要的休閑、娛樂、購物和交流空間,其布局是否合理直接關(guān)系到居民的日常生活。目前,傳統(tǒng)商業(yè)中心布局評(píng)價(jià)僅從“量”去衡量,例如人均商業(yè)面積、服務(wù)半徑、商業(yè)用地占城市建設(shè)用地比例等指標(biāo),但是這些指標(biāo)無法評(píng)價(jià)商業(yè)中心布局的合理性以及居民使用的便捷性。南山區(qū)經(jīng)濟(jì)發(fā)展迅速、基礎(chǔ)設(shè)施配套完善、零售業(yè)態(tài)發(fā)展水平高,最主要是南山區(qū)基本上由自上而下的規(guī)劃形成,在此基礎(chǔ)上研究商業(yè)中心布局,其代表性和典型性相對(duì)較好。通過對(duì)南山區(qū)商業(yè)中心的實(shí)地調(diào)研掌握其地理位置信息和數(shù)量規(guī)模信息以及收集了第六次人口普查數(shù)據(jù)資料,以此為基礎(chǔ)建立網(wǎng)絡(luò)數(shù)據(jù)集,運(yùn)用Arc GIS的空間分析法和網(wǎng)絡(luò)分析法對(duì)南山區(qū)商業(yè)中心布局進(jìn)行了評(píng)價(jià)。首先,利用Arc GIS的空間分析法分析了人口規(guī)模、人口增長(zhǎng)率、人口密度與商業(yè)中心之間的相關(guān)關(guān)系,并初步得出南山區(qū)商業(yè)中心與人口分布的現(xiàn)狀特征;其次,利用Arc GIS的網(wǎng)絡(luò)分析法,分別以步行、公交、地鐵三種交通出行方式評(píng)價(jià)了不同等級(jí)商業(yè)中心的現(xiàn)狀布局;最后,以綜合交通出行方式計(jì)算出不同等級(jí)商業(yè)中心的實(shí)際服務(wù)人口與實(shí)際服務(wù)區(qū)域,對(duì)于未被服務(wù)的區(qū)域要對(duì)其進(jìn)行重點(diǎn)優(yōu)化,并結(jié)合未被服務(wù)的人口規(guī)模對(duì)未被服務(wù)的區(qū)域進(jìn)行商業(yè)中心再配置。針對(duì)南山區(qū)商業(yè)中心布局提出了三點(diǎn)優(yōu)化策略:第一,通過完善商業(yè)中心等級(jí)體系、調(diào)整商業(yè)中心發(fā)展規(guī)模、遵循人口分布的選址原則和協(xié)調(diào)發(fā)展各等級(jí)商業(yè)中心四方面內(nèi)容制定出合理的商業(yè)中心發(fā)展目標(biāo);第二,對(duì)不同等級(jí)商業(yè)中心進(jìn)行整體優(yōu)化布局;第三,通過加強(qiáng)商業(yè)中心與公共交通的聯(lián)系和完善步行交通網(wǎng)絡(luò),提高商業(yè)中心的可達(dá)性。
[Abstract]:As two geographical objects in space, the coupling of urban commercial center and population is one of the main research contents of commercial geography, and their spatial distribution is closely related. As an important leisure, entertainment, shopping and communication space for residents, the layout of commercial center is directly related to the daily life of residents. At present, traditional commercial center layout evaluation is only measured by "quantity", such as per capita commercial area, service radius, commercial land ratio to urban construction land, and so on. However, these indicators can not evaluate the rationality of the layout of commercial centers and the ease of use by residents. The economic development of Nanshan District is rapid, the infrastructure is perfect, and the level of retail development is high. The most important thing is that the Nanshan District is basically formed by top-down planning. On this basis, the distribution of commercial center is studied, and its representativeness and typicality are relatively good. The establishment of a network of data sets based on field studies of the business centres in Nanshan District, which have acquired information on their geographical location and quantitative scale, as well as data from the sixth census, The spatial analysis and network analysis of Arc GIS are used to evaluate the layout of commercial center in Nanshan area. Firstly, using the spatial analysis method of Arc GIS, the correlation between population size, population growth rate, population density and commercial center is analyzed, and the characteristics of the present situation of commercial center and population distribution in Nanshan area are preliminarily obtained. By using the network analysis method of Arc GIS, the paper evaluates the present situation of commercial centers of different levels by walking, public transportation and subway. The actual service population and the actual service area of different commercial centers are calculated by the comprehensive transportation travel mode, and the unserved areas should be optimized emphatically. The unserved area is reconfigured with the unserved population size. In view of the layout of the commercial center in Nanshan area, three optimization strategies are put forward: first, by perfecting the hierarchy system of the commercial center, adjusting the scale of the development of the commercial center, Follow the principle of location of population distribution and coordinate the development of commercial centers of all levels to formulate reasonable development objectives of commercial centers; second, to optimize the overall layout of commercial centers of different levels; third, The reachability of commercial center is improved by strengthening the connection between commercial center and public transportation and perfecting walking traffic network.
