【摘要】:隨著我國(guó)經(jīng)濟(jì)持續(xù)快速健康的發(fā)展,城市城鎮(zhèn)化程度不斷提高,城市規(guī)模不斷的擴(kuò)張,城市交通壓力也持續(xù)升高。引發(fā)交通擁堵問(wèn)題,空氣污染,道路環(huán)境惡化,城市開(kāi)發(fā)不均衡等問(wèn)題。建設(shè)城市軌道交通是解決以上問(wèn)題的途徑之一,在實(shí)踐過(guò)程中仍有許多問(wèn)題亟待解決,其中軌道站點(diǎn)周邊土地合理開(kāi)發(fā)強(qiáng)度就是一個(gè)必須面對(duì)的問(wèn)題。因此,本文基于軌道交通與土地利用互動(dòng)關(guān)系,從軌道站點(diǎn)的分類和直接吸引范圍入手,分析不同影響因素對(duì)開(kāi)發(fā)強(qiáng)度的影響程度,在實(shí)現(xiàn)土地資源利用最優(yōu)化的條件下,對(duì)軌道站點(diǎn)周邊的土地開(kāi)發(fā)強(qiáng)度進(jìn)行研究。論文分析國(guó)內(nèi)外的軌道交通與土地利用關(guān)系的發(fā)展現(xiàn)狀,主要從軌道站點(diǎn)周邊土地利用情況和開(kāi)發(fā)情況兩個(gè)方面入手,將兩者的研究狀況相互交叉整理,總結(jié)軌道站點(diǎn)周邊土地開(kāi)發(fā)的基本經(jīng)驗(yàn)。把握城市軌道交通與土地開(kāi)發(fā)的基本關(guān)系,為論文的研究提供必要的理論基礎(chǔ)與實(shí)踐基礎(chǔ)。在現(xiàn)有理論研究的基礎(chǔ)上,通過(guò)實(shí)地調(diào)查分析,研究城市軌道交通站點(diǎn)的分類與站點(diǎn)直接影響范圍。結(jié)合南京市軌道1號(hào)線及其南延線數(shù)據(jù),運(yùn)用主成分分析法提煉相關(guān)因子,運(yùn)用SPSS軟件將所得數(shù)據(jù)歸類分析,將軌道站點(diǎn)分成:一般站、交通樞紐站、城市中心站、次級(jí)中心站、終端中心站五類。再進(jìn)行城市軌道交通接駁調(diào)查,對(duì)各類型站點(diǎn)的直接影響范圍進(jìn)行估算。再在大量案例的支持下,分析土地利用類型對(duì)土地開(kāi)發(fā)強(qiáng)度的影響,發(fā)現(xiàn)軌道站點(diǎn)周邊土地開(kāi)發(fā)強(qiáng)度與土地利用類型關(guān)系密切,當(dāng)土地利用中,商業(yè)、辦公用地增加時(shí),土地開(kāi)發(fā)強(qiáng)度隨之增加,當(dāng)居住用地增加時(shí),開(kāi)發(fā)強(qiáng)度隨之緩慢降低。同時(shí)在開(kāi)發(fā)的過(guò)程中,高強(qiáng)度開(kāi)發(fā)地塊也表現(xiàn)出向樞紐集聚的的趨勢(shì);分析軌道客流量對(duì)土地開(kāi)發(fā)強(qiáng)度的影響,得出不同日均上下客流量時(shí)的站點(diǎn)周邊土地開(kāi)發(fā)的建議強(qiáng)度值;分析軌道站點(diǎn)對(duì)土地開(kāi)發(fā)強(qiáng)度的影響,結(jié)合香港與臺(tái)灣軌道系統(tǒng)的對(duì)比分析,站點(diǎn)區(qū)位對(duì)開(kāi)發(fā)強(qiáng)度的作用,得出不同類型軌道站點(diǎn)周邊的建議開(kāi)發(fā)強(qiáng)度。根據(jù)軌道交通與土地利用的互動(dòng)關(guān)系,以滿足人類社會(huì)活動(dòng)最大需求為目標(biāo)條件,業(yè)態(tài)平衡和軌道交通最大承載力為約束條件,設(shè)計(jì)簡(jiǎn)單的線性優(yōu)化模型,計(jì)算在軌道站點(diǎn)直接吸引范圍內(nèi)的住宅、辦公、商業(yè)等各類建筑的開(kāi)發(fā)面積。并且在一定的假設(shè)條件下,對(duì)模型進(jìn)行簡(jiǎn)化;并對(duì)南京市軌道3號(hào)線進(jìn)行算例分析,驗(yàn)證模型的合理性以及有效性。
[Abstract]:With the sustained rapid and healthy development of our country's economy, the degree of urban urbanization continues to improve, the scale of the city expands, and the urban traffic pressure continues to rise, which causes traffic congestion, air pollution, and deterioration of the road environment. The construction of urban rail transit is one of the ways to solve the above problems. There are still many problems to be solved in practice. Therefore, based on the interaction between rail transit and land use, this paper starts with the classification and direct attraction scope of rail stations. By analyzing the influence degree of different influencing factors on the development intensity, under the condition of realizing the optimal utilization of land resources, The paper analyzes the development status of the relationship between rail transit and land use at home and abroad, mainly from the two aspects of land use and development around the rail station. The research status of the two is intersected, and the basic experience of the land development around the rail station is summarized, and the basic relationship between urban rail transit and land development is grasped. To provide the necessary theoretical and practical basis for the research. On the basis of the existing theoretical research, through field investigation and analysis, This paper studies the classification of urban rail transit stations and the direct influence range of the stations. Combining with the data of Nanjing track 1 and its southern extension line, the principal component analysis method is used to extract the relevant factors, and the data are classified and analyzed by SPSS software. The rail stations are divided into five categories: general station, transportation hub station, urban central station, secondary central station and terminal central station. With the support of a large number of cases, the influence of land use type on land development intensity is analyzed, and it is found that the land development intensity around track station is closely related to land use type. When the land use, commercial and office land increases, the land development intensity increases, and when the residential land increases, the development intensity decreases slowly. At the same time, in the process of development, The high intensity development land also shows the tendency of gathering to the hub, analyzes the influence of the rail passenger flow on the land development intensity, and obtains the suggested intensity value of the land development around the station when the daily average passenger flow is different. Analyzing the impact of rail stations on the intensity of land development, and combining with the comparative analysis of rail systems in Hong Kong and Taiwan, the effect of site location on the intensity of development is analyzed. According to the interaction between rail transit and land use, the target condition is to meet the maximum demand of human social activities, and the balance of operation condition and the maximum bearing capacity of rail transit are the constraint conditions, according to the relationship between rail transit and land use, the suggested development intensity of different types of rail stations is obtained. A simple linear optimization model is designed to calculate the development area of residential, office, commercial and other buildings in the direct attraction range of rail stations. The model is simplified under certain assumptions. An example of Nanjing track 3 is given to verify the rationality and validity of the model.
