我國典型城市居民住房租買選擇差異研究

【摘要】:本文以我國10個(gè)典型城市調(diào)研數(shù)據(jù)為基礎(chǔ),分析居民住房租買選擇意愿。一方面,運(yùn)用二元Logistic模型分析城鎮(zhèn)居民住房租買選擇的影響因素;另一方面,應(yīng)用影響指數(shù)法對影響因素進(jìn)行重要性排序。研究發(fā)現(xiàn),不同城市影響居民租買選擇的因素和影響因素的重要性都不盡相同,分區(qū)域的實(shí)證研究進(jìn)一步揭示出城鎮(zhèn)居民住房租買選擇的差異性在經(jīng)濟(jì)發(fā)展水平相對較高的城市和區(qū)域更加突出。本文建議針對居民租買選擇城市間差異應(yīng)分城施策、分類調(diào)控,并對不同類型城市關(guān)于發(fā)展租賃市場、保障房供應(yīng)模式和去庫存等問題給出意見和建議。
[Abstract]:Based on the survey data of 10 typical cities in China, this paper analyzes the residents' willingness to rent and buy housing. On the one hand, the binary Logistic model is used to analyze the influencing factors of the choice of urban residents' housing rental, on the other hand, the influence index method is used to order the importance of the influencing factors. The study found that the factors that affect the residents' choice of rent and purchase and the importance of the factors are different in different cities. The sub-regional empirical study further reveals that the difference of housing rental and purchase options of urban residents is more prominent in cities and regions with relatively high level of economic development. This paper suggests that the difference between urban rent and purchase should be divided into cities, and puts forward suggestions and suggestions on the development of leasing market, indemnificatory apartment's supply mode and stock removal in different types of cities.
