【摘要】：縱使近年來(lái)銀行信貸放松,融資環(huán)境向好,但房地產(chǎn)企業(yè)的融資問(wèn)題卻依然嚴(yán)峻。在整個(gè)房地產(chǎn)行業(yè)融資受困的情況下,大型房企與中小型房企之間的融資狀況也出現(xiàn)了日益分化的趨勢(shì)。與中小型房地產(chǎn)相比,大型房地產(chǎn)企業(yè)更易獲得優(yōu)質(zhì)資金,且在資本成本上也具有一定優(yōu)勢(shì),這使得在融資方面本就步履維艱的中小型房地產(chǎn)企業(yè)受到進(jìn)一步的沖擊和影響,融資困境加劇。中小房企要想較好地解決融資問(wèn)題,不能與大型房企“硬碰硬”,而必須另辟蹊徑,避開(kāi)傳統(tǒng)融資模式的“獨(dú)木橋”,更加重視中小企業(yè)之間的聯(lián)合,重視合作開(kāi)發(fā)融資等新型融資模式的運(yùn)用,從而克服自身綜合實(shí)力不強(qiáng)及融資能力差的弱勢(shì),通過(guò)合作開(kāi)發(fā)融資找到合適的投資方和合作伙伴,從而更好地解決融資問(wèn)題。本文以富茂公司為研究對(duì)象,在運(yùn)用交易成本理論、權(quán)變理論、信息不對(duì)稱理論等基礎(chǔ)理論的基礎(chǔ)上,借鑒房地產(chǎn)企業(yè)傳統(tǒng)融資模式的相關(guān)情況,結(jié)合合作開(kāi)發(fā)的融資特點(diǎn),對(duì)富茂公司合作開(kāi)發(fā)融資的現(xiàn)狀進(jìn)行深入分析。通過(guò)介紹公司合作開(kāi)發(fā)融資的現(xiàn)狀,發(fā)現(xiàn)了公司存在合作開(kāi)發(fā)融資方式選擇不合理、合作開(kāi)發(fā)融資對(duì)象評(píng)估不完善、合作開(kāi)發(fā)融資成本核算不健全、合作開(kāi)發(fā)融資風(fēng)險(xiǎn)管控不全面等問(wèn)題。并針對(duì)發(fā)現(xiàn)的問(wèn)題,結(jié)合公司實(shí)際進(jìn)行進(jìn)一步剖析,找出問(wèn)題存在的原因,并在此基礎(chǔ)上對(duì)富茂房地產(chǎn)公司在合作開(kāi)發(fā)融資方式選擇、合作開(kāi)發(fā)融資對(duì)象評(píng)估、合作開(kāi)發(fā)融資成本核算以及合作開(kāi)發(fā)融資風(fēng)險(xiǎn)管控等方面進(jìn)行改進(jìn)研究,提出解決問(wèn)題的相關(guān)對(duì)策。本文旨在改進(jìn)富茂公司目前的合作開(kāi)發(fā)融資活動(dòng),完善公司合作開(kāi)發(fā)融資的運(yùn)作,從而使其更好地運(yùn)用合作開(kāi)發(fā)融資模式為企業(yè)解決融資問(wèn)題。
[Abstract]:Although bank credit has been relaxed and the financing environment has improved in recent years, the financing problems of real estate companies are still serious. In the whole real estate industry financing difficulties, large and small housing companies between the financing situation has also been increasingly divided. Compared with small and medium-sized real estate enterprises, large real estate enterprises are easier to obtain high-quality funds and have certain advantages in capital cost, which makes small and medium-sized real estate enterprises which are already struggling in financing suffer further impact and influence. Financing woes are worsening. If small and medium-sized housing enterprises want to solve the financing problem better, they should not "meet hard" with large housing enterprises. Instead, they must find a new way to avoid the "single bridge" of traditional financing models and pay more attention to the association between small and medium-sized enterprises. We should pay attention to the application of new financing modes such as cooperative development financing, so as to overcome the weakness of their own weak comprehensive strength and poor financing ability, and find the appropriate investors and partners through cooperative development financing, so as to solve the financing problem better. Based on the theory of transaction cost, contingency theory and information asymmetry theory, this paper takes Fumao Company as the research object, uses the relevant situation of traditional financing mode of real estate enterprises for reference, and combines the financing characteristics of cooperative development. Fumao Co., Ltd., the current situation of development financing in-depth analysis. By introducing the current situation of cooperative development financing, it is found that the selection of cooperative development financing mode is unreasonable, the evaluation of cooperative development financing object is not perfect, and the cost accounting of cooperative development financing is not perfect. Cooperative development of financing risk management is not comprehensive and other issues. In view of the problems found, combined with the actual situation of the company to further analyze, find out the reasons for the problem, and on the basis of the Fumao real estate company in the cooperative development of financing options, cooperative development of financing object evaluation, This paper studies the cost accounting of cooperative development financing and the risk control of cooperative development financing, and puts forward the relevant countermeasures to solve the problem. The purpose of this paper is to improve the cooperation and development financing activities of Fumao Company and to perfect the operation of the company's cooperative development financing, so that it can better use the cooperative development financing mode to solve the financing problems for the enterprises.
