【摘要】：以上海第六次人口普查數據居委會空間單元為基礎,從房權視角切入研究在經濟轉型新時期上海市住房空間的分異格局及其影響機制。通過構建房權指數、差異指數和隔離指數,并分別從城市整體、中心城區(qū)與郊區(qū)三個空間尺度下,系統(tǒng)性掌握城市居住空間的結構性特征。研究發(fā)現近十年上海市房權分異程度略有上升,特別是中心城區(qū)內環(huán)至中環(huán)間房權指數較高,其印證了郊區(qū)化對于居住空間的重構影響,另外中心城區(qū)差異指數低于外圍地區(qū),而其隔離指數高于外圍地區(qū)。在影響機制方面,研究發(fā)現城市社會分層結構明顯,在中心城區(qū)房權分異主要受到制度與市場因素的制約,外圍地區(qū)由于市場制約性降低,個人選擇影響增加,而制度因素影響仍然顯著。
[Abstract]:Based on the spatial unit of residential committee of the sixth census of Shanghai, this paper studies the spatial differentiation pattern and its influence mechanism of housing space in Shanghai in the new period of economic transformation from the perspective of housing rights. Through the construction of housing ownership index, difference index and isolation index, and from the city as a whole, the central city and the suburbs of three spatial scales, systematically grasp the structural characteristics of urban residential space. The study found that the degree of housing rights differentiation in Shanghai increased slightly in the past ten years, especially the higher index of housing rights between inner ring and central district, which confirmed the influence of suburbanization on the reconstruction of living space. In addition, the difference index of central urban area was lower than that of peripheral areas. And its isolation index is higher than the peripheral area. In terms of the influence mechanism, the study found that the urban social stratification structure is obvious, the differentiation of housing rights in the central urban area is mainly restricted by institutional and market factors, and the influence of individual choice increases in the peripheral areas due to the reduction of market constraints. The institutional factors are still significant.
