住房價格影響經(jīng)濟(jì)增長的機(jī)制與路徑分析

【摘要】:文章基于省級、地市級和企業(yè)微觀三個層面的數(shù)據(jù)系統(tǒng)分析了房價上漲對于經(jīng)濟(jì)增長影響的機(jī)制和路徑。研究發(fā)現(xiàn),房價上漲會通過成本機(jī)制對經(jīng)濟(jì)增長產(chǎn)生負(fù)面影響,但是由于工資粘性和企業(yè)的策略性行為使得這種負(fù)面影響具有較大的滯后性。住房價格對經(jīng)濟(jì)增長的影響路徑呈現(xiàn)倒U型的顯著特征,這種特征的出現(xiàn)使得當(dāng)住房價格上漲到一定幅度時,新的刺激房市政策會被住房價格對增長的負(fù)面影響所抵消而難以發(fā)揮有效作用。
[Abstract]:Based on the data of provincial level, prefectural level and enterprise level, this paper analyzes the mechanism and path of the impact of house price rise on economic growth, and finds that the rise of house price will have a negative impact on economic growth through the cost mechanism. However, due to wage stickiness and the strategic behavior of enterprises, this negative impact has a large lag. The impact path of housing prices on economic growth shows the obvious characteristics of inverted U-shape. The emergence of this feature makes it difficult to play an effective role when housing prices rise to a certain extent, the new stimulus to the housing market will be offset by the negative impact of housing prices on growth.
