H商業(yè)銀行個(gè)人住房貸款風(fēng)險(xiǎn)控制研究

【摘要】:如何能夠既大力發(fā)展市場(chǎng)經(jīng)濟(jì)又能夠?qū)(gè)人住房貸款業(yè)務(wù)的風(fēng)險(xiǎn)控制在一個(gè)安全范圍內(nèi),使兩者達(dá)到這樣一個(gè)平衡關(guān)系,提升現(xiàn)今個(gè)人住房貸款業(yè)務(wù)的風(fēng)險(xiǎn)控制能力,是促進(jìn)我國(guó)商業(yè)銀行市場(chǎng)正常發(fā)展的一個(gè)重要問(wèn)題。 分析現(xiàn)今我國(guó)個(gè)人住房信貸業(yè)務(wù)中的風(fēng)險(xiǎn)現(xiàn)狀,找到風(fēng)險(xiǎn)的原因所在,具體表現(xiàn)為銀行與客戶(hù)之間的信息不對(duì)稱(chēng)、市場(chǎng)行為和監(jiān)管不規(guī)范、信用體系和外部法律制度不完善不健全等,而從銀行自身來(lái)說(shuō),內(nèi)部管理制度落后也是形成個(gè)人住房貸款風(fēng)險(xiǎn)的主要原因。然后,根據(jù)這些理論分析,結(jié)合H銀行個(gè)人住房貸款現(xiàn)狀,提出防范對(duì)策,強(qiáng)調(diào)規(guī)范市場(chǎng)行為,使銀行成為真正的市場(chǎng)主體,建立科學(xué)的個(gè)人信用體系,提高商業(yè)銀行對(duì)風(fēng)險(xiǎn)的防范能力等措施。 本文共有五部分,第一部分是緒論,主要敘述了本文的研究背景和意義,國(guó)內(nèi)外研究現(xiàn)狀以及本文研究的目標(biāo)和內(nèi)容;第二部分是商業(yè)銀行個(gè)人住房貸款風(fēng)險(xiǎn)管理相關(guān)理論,主要闡述了個(gè)人住房貸款風(fēng)險(xiǎn)類(lèi)型方面以及造成這些個(gè)貸風(fēng)險(xiǎn)的原因;第三部分是結(jié)合H銀行個(gè)人住房貸款業(yè)務(wù)風(fēng)險(xiǎn)現(xiàn)狀,分析了該行的個(gè)人住房貸款業(yè)務(wù)風(fēng)險(xiǎn)存在的問(wèn)題;第四部分是完善H銀行個(gè)人住房貸款風(fēng)險(xiǎn)控制的建議。 所以,本文結(jié)合H銀行個(gè)人住房貸款業(yè)務(wù)的實(shí)際運(yùn)營(yíng)狀況,運(yùn)用理論結(jié)合實(shí)際、中外比較的方法多角度的解析該銀行個(gè)人住房貸款業(yè)務(wù)的風(fēng)險(xiǎn)類(lèi)型及成因,并提出一些控制風(fēng)險(xiǎn)的辦法,因此本文在一定程度上具有較強(qiáng)的理論和現(xiàn)實(shí)意義。
[Abstract]:How can we develop the market economy and control the risk of personal housing loan business within a safe range, so as to achieve such a balance between the two, so as to enhance the risk control ability of personal housing loan business? It is an important problem to promote the normal development of commercial bank market in our country. This paper analyzes the present situation of risk in personal housing credit business in China, and finds out the causes of the risk, which are manifested in the asymmetry of information between banks and customers, and the non-standard market behavior and supervision. The credit system and the external legal system are not perfect and so on, and from the bank itself, the backward internal management system is also the main reason for the formation of personal housing loan risk. Then, according to these theoretical analysis, combined with the current situation of individual housing loan in H Bank, the paper puts forward the preventive measures, emphasizes on standardizing the market behavior, makes the bank become the real market subject, and establishes a scientific personal credit system. To improve the ability of commercial banks to guard against risks and other measures. This article has five parts, the first part is the introduction, mainly narrates the research background and the significance, the domestic and foreign research present situation as well as this article research goal and the content; the second part is the commercial bank individual housing loan risk management correlation theory, It mainly expounds the risk types of personal housing loan and the causes of these risks. The third part analyzes the problems existing in the personal housing loan business risk of H Bank combined with the present situation of the personal housing loan business risk. The fourth part is to perfect H bank individual housing loan risk control suggestion. Therefore, this paper analyzes the risk types and causes of individual housing loan business of H Bank from different angles by combining theory with practice and comparing Chinese and foreign methods. Some methods of controlling risk are put forward, so this paper has strong theoretical and practical significance to some extent.
