【摘要】：房地產(chǎn)高庫(kù)存的原因在于地價(jià)上漲帶動(dòng)的高房?jī)r(jià)。我國(guó)土地供給立法單純強(qiáng)調(diào)保護(hù)耕地,形成了地價(jià)和房?jī)r(jià)交替上漲的預(yù)期,房?jī)r(jià)超越了市場(chǎng)的支付能力。擴(kuò)大住房消費(fèi)與保護(hù)耕地同樣是政府土地供給政策的的立足點(diǎn)。穩(wěn)定我國(guó)的房地產(chǎn)市場(chǎng)需要對(duì)土地供給立法進(jìn)行修改,形成地價(jià)與房?jī)r(jià)穩(wěn)定的預(yù)期。
[Abstract]:The reason for the high inventory of real estate is the high house price driven by the rise of land price. The legislation of land supply in our country simply emphasizes the protection of cultivated land, which forms the expectation that land price and house price will rise alternately, and the house price exceeds the ability of the market to pay. Expanding housing consumption and protecting cultivated land are also the foothold of government land supply policy. To stabilize the real estate market of our country, we need to revise the land supply legislation to form the expectation of the stability of land price and house price.
