【摘要】：房地產(chǎn)市場(chǎng)財(cái)富效應(yīng)是指房地產(chǎn)市場(chǎng)中房產(chǎn)價(jià)格的上漲對(duì)居民消費(fèi)產(chǎn)生刺激的鏈條反應(yīng)。制約我國(guó)房地產(chǎn)市場(chǎng)財(cái)富效應(yīng)發(fā)揮的主要因素有自主購(gòu)房需求所占比例較小、房?jī)r(jià)上漲速度過(guò)快,消費(fèi)者文化差異和信貸的制約以及貨幣政策的頻繁調(diào)整。本文就房地產(chǎn)市場(chǎng)財(cái)富效應(yīng)的制約因素及實(shí)現(xiàn)財(cái)富效應(yīng)最大化的途徑進(jìn)行探討。
[Abstract]:Real estate market wealth effect refers to the real estate market property price rise to stimulate the consumption of residents chain reaction. The main factors restricting the wealth effect of real estate market in our country are the small proportion of independent purchase demand, the rapid rise of house price, the restriction of consumer culture difference and credit, and the frequent adjustment of monetary policy. This paper discusses the restriction factors of wealth effect in real estate market and the ways to maximize wealth effect.
