秦皇島萬(wàn)科假日風(fēng)景項(xiàng)目進(jìn)度管理研究

【摘要】:當(dāng)今房地產(chǎn)市場(chǎng)的蓬勃發(fā)展使該行業(yè)成為我國(guó)經(jīng)濟(jì)增長(zhǎng)點(diǎn)和國(guó)民經(jīng)濟(jì)的支柱。房地產(chǎn)項(xiàng)目開(kāi)發(fā)周期長(zhǎng),面臨的風(fēng)險(xiǎn)大,特別是項(xiàng)目的進(jìn)度管理極具挑戰(zhàn)性,超期成為項(xiàng)目開(kāi)發(fā)的普遍現(xiàn)象。而工程項(xiàng)目超期,不僅會(huì)直接影響項(xiàng)目的如期交付,而且對(duì)項(xiàng)目的成本和質(zhì)量都會(huì)帶來(lái)很大的影響。同時(shí),房地產(chǎn)項(xiàng)目一旦延期交付,不但造成違約的賠償問(wèn)題,還將造成惡劣的社會(huì)影響。因此,對(duì)房地產(chǎn)項(xiàng)目的進(jìn)度管理展開(kāi)研究,是十分必要和迫切的。 萬(wàn)科公司作為中國(guó)地產(chǎn)行業(yè)的領(lǐng)跑者,項(xiàng)目遍布全國(guó)40多個(gè)城市,類(lèi)型產(chǎn)品眾多,項(xiàng)目管理水平處于行業(yè)的先進(jìn)水平,具有研究的普遍意義。本論文以萬(wàn)科秦皇島假日風(fēng)景項(xiàng)目為研究對(duì)象,將項(xiàng)目進(jìn)度管理理論加以運(yùn)用,對(duì)該項(xiàng)目的進(jìn)度管理進(jìn)行系統(tǒng)研究。 論文在綜述國(guó)內(nèi)外研究現(xiàn)狀的基礎(chǔ)上,采取理論與實(shí)證相結(jié)合、定性與定量相結(jié)合的方法,,以探討該房地產(chǎn)項(xiàng)目進(jìn)度計(jì)劃管理的問(wèn)題。論文首先對(duì)工程項(xiàng)目進(jìn)度管理理論進(jìn)行系統(tǒng)的梳理,從而為秦皇島萬(wàn)科假日風(fēng)景項(xiàng)目的進(jìn)度管理研究奠定理論基礎(chǔ)。論文重點(diǎn)剖析了萬(wàn)科假日風(fēng)景項(xiàng)目進(jìn)度的影響因素,在此基礎(chǔ)上,從該項(xiàng)目的工作分解結(jié)構(gòu)、職責(zé)分配矩陣到進(jìn)度計(jì)劃的編制、進(jìn)度計(jì)劃的優(yōu)化四個(gè)方面對(duì)該項(xiàng)目進(jìn)度計(jì)劃的制訂進(jìn)行了深入研究,論文最后就該項(xiàng)目進(jìn)度的控制過(guò)程進(jìn)行了分析,在項(xiàng)目進(jìn)行中發(fā)現(xiàn)問(wèn)題,并根據(jù)質(zhì)量、進(jìn)度、成本之間相互作用、相互統(tǒng)一的關(guān)系,對(duì)萬(wàn)科秦皇島假日風(fēng)景項(xiàng)目的進(jìn)度控制提出了方法上的具體建議。
[Abstract]:The booming development of the real estate market makes the industry become the economic growth point and the pillar of the national economy. The development cycle of real estate project is long and the risk is great. Especially the project schedule management is very challenging. The delay of the project will not only directly affect the timely delivery of the project, but also will have a great impact on the cost and quality of the project. At the same time, the delay in the delivery of real estate projects will not only cause compensation for breach of contract, but also will cause adverse social impact. Therefore, it is necessary and urgent to study the progress management of real estate projects. As the leader of China's real estate industry, Vanke Corporation has a wide range of projects in more than 40 cities in China, and the project management level is in the advanced level of the industry, which has the universal significance of research. This paper takes the Vanke Qinhuangdao Holiday Scenic Project as the research object, applies the project schedule management theory to carry on the systematic research to the progress management of the project. On the basis of summarizing the current research situation at home and abroad, this paper adopts the method of combining theory and practice, qualitative and quantitative to discuss the management of the progress plan of the real estate project. Firstly, the theory of project schedule management is systematically combed, which lays a theoretical foundation for the research of schedule management of Qinhuangdao Vanke Holiday Scenic Project. Based on the analysis of the factors affecting the progress of the Vanke Holiday Landscape Project, the paper analyzes the work breakdown structure of the project, the responsibility distribution matrix and the preparation of the schedule plan. Four aspects of the optimization of the progress plan of the project are studied. Finally, the control process of the project progress is analyzed, and the problems are found in the process of the project, and according to the quality and progress, the paper analyzes the progress of the project. Based on the interaction and unity of cost, the paper puts forward some concrete suggestions on the schedule control of the holiday scenery project of Vanke Qinhuangdao.
