【摘要】：房地產(chǎn)項(xiàng)目質(zhì)量管理已成為房地產(chǎn)項(xiàng)目管理的主要內(nèi)容。了解企業(yè)當(dāng)前項(xiàng)目質(zhì)量管理存在的缺點(diǎn)與不足,制定改進(jìn)計(jì)劃,提高企業(yè)項(xiàng)目質(zhì)量管理水平,增強(qiáng)企業(yè)的競(jìng)爭(zhēng)力,已成為我國(guó)房地產(chǎn)企業(yè)亟待解決的現(xiàn)實(shí)問(wèn)題。結(jié)合冠信投資有限公司項(xiàng)目質(zhì)量管理現(xiàn)狀。通過(guò)以冠信投資有限公司項(xiàng)目質(zhì)量管理為例,對(duì)冠信投資有限公司現(xiàn)有房地產(chǎn)項(xiàng)目的質(zhì)量管理現(xiàn)狀進(jìn)行分析。通過(guò)介紹先進(jìn)地產(chǎn)商的質(zhì)量管理措施,來(lái)分析冠信質(zhì)量管理不足的原因。介紹了億達(dá)集團(tuán)專(zhuān)注于品質(zhì),堅(jiān)持房地產(chǎn)精品開(kāi)發(fā)戰(zhàn)略。萬(wàn)達(dá)以其首創(chuàng)的“訂單商業(yè)地產(chǎn)模式”形成商業(yè)地產(chǎn)的完整產(chǎn)業(yè)鏈和企業(yè)的核心競(jìng)爭(zhēng)優(yōu)勢(shì)。萬(wàn)科集團(tuán)推行精益改進(jìn)質(zhì)量制度,實(shí)施客戶(hù)滿(mǎn)意服務(wù)體系。主要分析了冠信投資有限公司的規(guī)劃設(shè)計(jì)、招標(biāo)、施工過(guò)程、收尾四個(gè)階段的全過(guò)程項(xiàng)目質(zhì)量管理,建立了冠信房地產(chǎn)項(xiàng)目質(zhì)量管理的方法。在項(xiàng)目招標(biāo)階段,開(kāi)發(fā)商要以“質(zhì)量?jī)?yōu)先,價(jià)格為次”的理念選擇施工及材料供應(yīng)商。在過(guò)程施工階段要以事先控制為主,事中控制和事后控制為輔的理念進(jìn)行質(zhì)量控制。在項(xiàng)目后期質(zhì)量控制階段要進(jìn)行項(xiàng)目質(zhì)量的經(jīng)驗(yàn)總結(jié)和分析,建立以顧客為導(dǎo)向的專(zhuān)業(yè)化客戶(hù)服務(wù)制度,并建立了質(zhì)量保障體系。
[Abstract]:Real estate project quality management has become the main content of real estate project management. To understand the shortcomings and shortcomings of current project quality management in enterprises, to formulate improvement plans, to improve the level of project quality management and to enhance the competitiveness of enterprises have become the practical problems to be solved urgently in real estate enterprises of our country. Combined with Guanxin Investment Co., Ltd. Project quality management status. By taking the project quality management of Guanxin Investment Co., Ltd. As an example, this paper analyzes the present situation of the real estate project quality management in Guanxin Investment Co., Ltd. Through introducing the quality management measures of the advanced real estate companies, this paper analyzes the reasons for the insufficient quality management of Guanxin. Introduced Yida Group focus on quality, adhere to the development strategy of real estate boutique. Wanda forms the complete industrial chain of commercial real estate and the core competitive advantage of enterprises with its first "order commercial real estate model". Vanke Group implements Lean improvement quality system and customer satisfaction service system. This paper mainly analyzes the whole project quality management of Guanxin Investment Co., Ltd., including the planning and design, bidding, construction process and closing, and establishes the quality management method of Guanxin real estate project. In the bidding stage, developers should choose suppliers of construction and materials with the idea of "quality first, price second". In the process of construction, the concept of prior control should be the main, and the control after the event should be supplemented by the idea of quality control. In the later stage of project quality control, we should sum up and analyze the experience of project quality, establish a customer-oriented professional customer service system, and establish a quality assurance system.
