萬(wàn)科地產(chǎn)公司采購(gòu)管理研究

【摘要】:房地產(chǎn)行業(yè)是我國(guó)的新型支柱產(chǎn)業(yè),其巨大的產(chǎn)業(yè)帶動(dòng)力使其受到廣泛的關(guān)注。隨著市場(chǎng)競(jìng)爭(zhēng)的激烈發(fā)展,采購(gòu)管理逐漸得到房地產(chǎn)企業(yè)的重視,成為提升地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力的重要因素之一,是影響地產(chǎn)企業(yè)經(jīng)濟(jì)效益的關(guān)鍵。 采購(gòu)管理在房地產(chǎn)開(kāi)發(fā)過(guò)程中極其重要,直接影響著房地產(chǎn)產(chǎn)品的質(zhì)量、成本和工期目標(biāo)。本文以采購(gòu)及采購(gòu)管理基礎(chǔ)理論為依據(jù),注重理論與實(shí)證相結(jié)合,聯(lián)系現(xiàn)階段房地產(chǎn)企業(yè)采購(gòu)管理的不足,系統(tǒng)地對(duì)行業(yè)典范萬(wàn)科地產(chǎn)的采購(gòu)管理模式進(jìn)行梳理和研究,然后針對(duì)大多數(shù)房地產(chǎn)企業(yè)提出相關(guān)改進(jìn)建議。 首先,論文概述了房地產(chǎn)采購(gòu)管理相關(guān)理論,包括采購(gòu)及采購(gòu)管理含義和原則,房地產(chǎn)企業(yè)采購(gòu)范圍、分類(lèi)及特點(diǎn),房地產(chǎn)企業(yè)采購(gòu)原則和流程,房地產(chǎn)業(yè)采購(gòu)模式和方法;論文還分析了大多數(shù)房地產(chǎn)企業(yè)采購(gòu)管理目前存在的一些問(wèn)題。 其次,論文系統(tǒng)地分析了萬(wàn)科的采購(gòu)管理發(fā)展歷程、采購(gòu)管理模式特點(diǎn)、采購(gòu)職能戰(zhàn)略及采購(gòu)程序流程;著重研究了萬(wàn)科邀請(qǐng)招標(biāo)的應(yīng)用和萬(wàn)科對(duì)供應(yīng)商的管理,介紹了萬(wàn)科采購(gòu)招標(biāo)過(guò)程并通過(guò)具體案例與實(shí)際結(jié)合,探討了萬(wàn)科選擇供應(yīng)商考慮的因素,及萬(wàn)科建立的供應(yīng)商認(rèn)證評(píng)審體系和供應(yīng)商評(píng)估體系。 最后,論文結(jié)合萬(wàn)科優(yōu)秀典型的采購(gòu)管理方法,針對(duì)大多數(shù)房地產(chǎn)企業(yè)采購(gòu)管理目前存在的問(wèn)題提出改進(jìn)建議,以完善房地產(chǎn)業(yè)的采購(gòu)管理體系。
[Abstract]:Real estate industry is a new type of pillar industry in China. With the fierce development of market competition, purchasing management has been paid more and more attention by real estate enterprises, which has become one of the important factors to enhance the core competitiveness of real estate enterprises and the key to affect the economic benefits of real estate enterprises. Purchasing management is very important in the process of real estate development, which directly affects the quality, cost and target of time limit of real estate products. Based on the basic theory of purchasing and purchasing management, this paper focuses on the combination of theory and practice, and systematically combs and studies the purchasing management mode of Vanke Real Estate, a model of the real estate industry, in view of the deficiency of purchasing management in real estate enterprises at the present stage. Then for the majority of real estate enterprises to put forward relevant suggestions for improvement. First of all, the paper summarizes the relevant theories of real estate procurement management, including the meaning and principle of procurement and procurement management, the scope, classification and characteristics of real estate enterprise procurement, real estate enterprise procurement principles and processes, real estate procurement model and methods; The paper also analyzes some problems existing in purchasing management of most real estate enterprises. Secondly, the paper systematically analyzes the development course of Vanke's procurement management, the characteristics of procurement management mode, the procurement function strategy and the procurement procedure process. This paper focuses on the application of Vanke's invitation to bid and the management of suppliers by Vanke, and introduces the process of purchasing and bidding of Vanke, and discusses the factors that Vanke considers in selecting suppliers through the combination of concrete cases and practice. And Vanke established supplier certification evaluation system and supplier evaluation system. Finally, combining Vanke's excellent and typical purchasing management method, the paper puts forward some suggestions to improve the purchasing management system of real estate industry in view of the problems existing in the purchasing management of most real estate enterprises.
