【摘要】：正中國(guó)房地產(chǎn)市場(chǎng)正處在社會(huì)轉(zhuǎn)型與產(chǎn)業(yè)升級(jí)的雙重變革之中,傳統(tǒng)的重資產(chǎn)開(kāi)發(fā)模式受到強(qiáng)烈沖擊,整個(gè)行業(yè)都在尋找轉(zhuǎn)型升級(jí)之路。而在世界上很多發(fā)達(dá)國(guó)家和成熟市場(chǎng)中,投資與開(kāi)發(fā)分離已經(jīng)成為一種主流的商業(yè)模式,管理運(yùn)營(yíng)和資源整合能力的價(jià)值日益突顯,這也為中國(guó)房地產(chǎn)行業(yè)的發(fā)展提供了參考與借鑒。一、代建模式概念及分類(一)代建模式概念房地產(chǎn)項(xiàng)目代建模式是指委托方和專業(yè)開(kāi)發(fā)運(yùn)營(yíng)服務(wù)商,以委托代理合同為契約,履行各自的權(quán)利和義務(wù),為
